Attached you should find Two (2) 24 "x36" and Ten (10) 11"x17" copies of the revised
final plat. One (1) Mylar original of the revised final plat and Parkland Dedication fees
will be submitted prior to the filing of the final plat. One (1) copy of the digital file has
been submitted to Nanette Manhart (nmanhart@cstx.gov).

I have 3 items remaining. I met with Mike McClure today, he will do some checking and then we can
finish the project. The sidewalk that went through the detention pond is in redesign. The sidewalk could
still have to be bonded if not completed by signing time.

Kent,
Similarly, we had previously communicated the 12 -ft alleys should be fine for Edelweiss knowing that it
was in accordance with the pending Street Guidelines slated for 6/23 Council Meeting. However, this was
not approved. If the 2 -in HMAC is proposed for the streets, the 12 -ft alley can be approved at a staff level
with the construction plans and the Development Permit can be issued ahead of the Final Plat being
considered by P &Z.
If the 2 -in HMAC is not proposed, the 12 -ft alley will need to be a variance considered by P &Z. Likewise,
the Development Permit cannot be issued until the alley width is resolved through P &Z.

As I understand it, Carol commented that our current alley standard is 20' wide and the 12' width would
require a variance from P &Z. I do not know where the 15' figure came from. Carol's is correct about the
variance requirement. Until we get the new design guidelines adopted and move all of the roadway
geometry stuff out of the ordinance we must follow the variance procedure to deviate from the ordinance.
By the way, did the Westfield 4 &5 plans also reflect the increased asphalt thickness that is part of the new
design guidelines?
