The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: Two (2) sets of revised construction documents. If you do not plan on constructing both phases at the same time and having a single CO for both phases, you will need to either separate Phases 4 and 5 or indicate construction requirements for each phase on construction documents. 2. Minimum horizontal radius from centerline is 200 feet. Crested Point Drive shows a radius of 175 feet. 3. The 12' pavement width in the alley will require a variance to the Subdivision Regulations 8 -G.10. 4. Were you going to dedicate the medians in the ROW of Crownridge Court and Bridgeberry Court as common areas instead of perusing a PIP? 5. The top of the channel slope near Crested Point Drive encroaches into Lots 7, 8 and 9. Pull lot lines away from channel or add private slope easement. 6. What is the velocity in channel? 7. What is the 100 -yr water surface elevation on the channel? 8. Provide energy dissipation structures at outfall 17. 9. Inlets 15 and 20 show 2 flow lines out and no flow line in. 10. Storm pipe between inlets 7 and 8 is a 15" in plan view and 18" in profile. (Sheet 6) 11. Plan view calls out manhole, profile indicates cleanout. (Sheet 12, Sta 129 +27) 12. Sewer pipe with less than 6' of cover shall be constructed of ductile iron pipe. (Sheet 13) 13. Tees are shown in plan for water services. Are you planning tees? 14. A gate valve is required at the end of temporary dead end lines, within 200 feet for lines 8" and smaller. (Sheet 17) 15. Show location and add details for the pathways to construction plans. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, Jun 20, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for July 7, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24 "x36" copies of the revised final plat; Ten (10) 11 "x17" copies of the revised final plat; Parkland Dedication in the amount of $ must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart ©cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. It is our understanding that the 15' H.O.A.E. along Eagle Avenue is also a PUE. Please clarify on plat. 2. Construction documents and reports still under review. Reviewed by: Carol Cotter Date: June 13, 2005 PLANNING 1. On the Concept Plan and Preliminary Plat, the smaller lots (90 -ft. wide) were described as having 10 -ft. front and rear setbacks. Is there a desire to change this? 2. Pathways were a requirement of the rezoning. These need to be included in the construction documents. Reviewed by: Molly Hitchcock Date: June 13, 2005 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of rigid conduit for riser poles. 3. Developer installs pull boxes, secondary pedestal and transformer pads per city specs and design.(pull boxes, secondary pedestal and transformer pads provided by City) provided by the city). 4. Developer installs street lights per city spec and design. 5. Developer provides digital AutoCAD 2000 version of plat and /or site plan email to tmichalsCc�cstx.00v 6. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 7. College Station Utilities will provide the developer an electric design plan for the installation of conduit, street lighting and to insure all necessary easements are provided on the Final Plat. 8. Easement along Eagle Ave. needs to be at PUE the complete distance and continued all the way to Victoria as a 15 ft PUE. 9.
