Staff reviewed the above - mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information for
further staff review and approval of the plans:
Two (2) sets of revised construction documents.

1. Gate valves are required; one less than every leg of a tee connection.

Staff reviewed the above - mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be

Engineering Review
Comments No. 1
1. Provide Grading Plan.
2. Re -title Sheet 08 to Erosion Control Plan.
3. Minimum separation between water line crossing under a sewer line is 1 foot
between sewer line and encasement pipe.
4. Provide construction documents for 3 inch water mains to meter banks.
5. Use actual flow data from existing area hydrants in the fire flow analysis.
6. Show tie -in of 4" lay down curb to ground to insure that depth of water in street stays
within the ROW.
7. Is an eyebrow needed on the northwest curve of Autumn Chase Loop? Justify.
8. What are you proposing for traffic safety /circulation at the southeast intersection?
Striping? Stop signs?
9. Revise construction documents to reflect staff review comments returned on plats
regarding water and sewer lines.

SUBJECT: AUTUMN CHASE (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, May 31, 10:00 a.m., your project
will be placed on the next available Planning and Zoning Commission meeting scheduled for
June 16th , 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) 24 "x36" copies of the revised final plat;
Ten (10) 11 "x1 T' copies of the revised final plat;
Parkland Dedication in the amount of $ must be submitted prior to the filing of the
final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

PLANNING /ENGINEERING
1. Provide volume and page number of "Original Plat ".
2. Submit abandonment documentation for PUEs to be abandoned. If you plan to abandon the
PUE and relocate the public sewer line near Lot 13, then the Abandonment will have to go
through Council.

5. Provide PLIES per Subdivision Regulations 8 -1.2.
6. Construction documents and reports still under review.

7. Developer provides 30' of 2" IMC conduit for riser poles.
8. Developer pours transformer pad(s) per city specs and design.
9. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights). Developer provides easements on final plat per city design plan.
10. Developer installs street lights per city spec and design. (on public streets)
11. CSU will provide electric design plan for installation of conduit.
