Box 9960 College Station, Texas 77842 Phone 979.764.3570 / Fax 979.764.3496 MEMORANDUM May 25, 2005 TO: Veronica Morgan, PE Via Fax 979.260.3564 FROM: Jennifer Reeves, Project Manager SUBJECT: AUTUMN CHASE (PP) - Preliminary Plat Staff reviewed the above - mentioned preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, May 31, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday June 16, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24" x 36" copies of the revised preliminary plat; Ten (10) 11" x 17" copies of the revised preliminary plat; One (1) Mylar original of the revised preliminary plat; and, One (1) copy of the digital file of the preliminary plat on diskette or e -mail to nmanhart @cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please note on the plat, who the responsible party is for maintaining the Common areas. 2. Please identify what lots are proposed for duplex, triplex and fourplex. Please be aware that duplex dwelling units shall conform with to R -2, Duplex Residential Standards. 3. As per Section 5.2 Residential Dimensional Standards, Note (E) The minimum lot width for a duplex dwelling may be reduced to 30 feet per dwelling unit when all required off - street parking is provided in the rear or side yard. Please add a note to the plat to this effect including lots this pertains to. 4. Please be aware that a site plan review is required for duplex and multi - family development. 5. Block 4 between Lots 1 & 2, please identify the proposed drainage easement as a public utility easement and private drainage easement. 6. In order that the southern adjacent property may complete the water line loop upon development, extend water line to northern corner of Lot 5, Block 1 of Herman F. Krenek Phase 2. 7. Relocate sidewalk ramps to corner as discussed. 8. Show location of fire hydrant, it is unclear on the Preliminary Plat. 9. Submit abandonment documentation for PUEs to be abandoned. 10. If you plan to abandon the PUE and relocate the public sewer line near Lot 13, then the Abandonment will have to go through Council. 11. FYI - the water line on the Comfort Suites property was stubbed out as an 8" line. 12. Water services with more than 2 meters will need to be constructed as a public main (3 ") with a manifold for all the meters. 13. Provide PUEs per Subdivision Regulations 8 -1.2.
