We plan to bring 704 new beds to the College Station market. With our successful occupancy percentage at Callaway House, this new facility would add to the current attraction of the existing Callaway House Development. We will be providing a state of the art fitness center, resort style swimming pool, media room as well as mini theatre. We are proposing 1 :1 bed /parking ratio. • Our recently developed properties adjacent to campus show how our bed count and marketability is not driven by provided parking spaces. o Sam Houston Village at Sam Houston State University 543 beds with 301 parking spaces provided with 100% occupancy. o Texan Hall at Angelo State University 512 beds with 305 parking spaces provided with 100% occupancy. o Bayou Oaks at University of Houston, 471 beds with 391 parking spaces provided with 100% occupancy. • Our leasing structure is designed for residents to lease by the bed which are fully furnished. Our design is one bed per bedroom; we do not provide any double occupancy style units. The existing lease structure prohibits multiple residents per bed and residents face strict penalties if there are any violations of their lease agreement. • Our project is approximately one block from the main campus. • We do not have any problems with the existing Callaway property with 1:1 parking provided. • The proposed prope is along the current bus route #22 -#35.
