The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) revised site and landscaping plan. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please show the relocation of affected landscaping. 2. The wall will need to be tall enough to screen the mechanical equipment as discussed with George Warren. 3. Please note that exposed duct work will match the building color. 4. Please provide enhanced paving on the side of the parking island where the bike rack will be placed. 5. The bike rack will need to be placed so that when bicycles utilize it, they will not interfere with the clear area needed for handicapped accessibility. 6. Please be aware that the soil within the new end islands can not be compacted or stabilized and is required to be contiguous with the soil at the natural grade. On the site plan, please identify the owner(s) of lots 1 -R and 2 -R, Block One Sutton Place Subdivision, and the zoning of Lot 1 -R and 3. 2. Please identify in the Legend the different types of fencing proposed that will screen the mechanical area and dumpster. 3. Please identify all fire lanes necessary to provide adequate fire coverage. 4. Please take note: Signage will be permitted separately. 5. Please call out how tall the concrete block edging wall will be. 6. Provide a general note that all roof and ground- mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right - of -way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. LANDSCAPING /STREETSCAPING /BUFFER 1. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights -of -way, and adjacent property disturbed during construction. 2. In the Plant List (Newly Planted), please identify the minimum individual cane size as 1.25" for the crepe myrtles. 3. In General Note #8, please clarify that the system will be installed and approved before C.O. DESIGN DISTRICT BUILDING AND SIGN REVIEW 1. The freestanding sign proposed on the site plan will have to be reviewed by the DRB before a building permit may be issued. Please provide sign details if the intent is for it to be reviewed at this time. 2. Please provide material samples for signage and architectural details. There is a 20' PUE that is being required on the Replat, which will need to be shown on the Site Plan. 3. Show water and sewer services to the building. 4. The fire lane hammerhead turnaround requires a minimum of 60 feet from the top of the arm to the end of the lane. Current dimension measures only 50 feet. 5. Show pavement detail. The details of northern color elevation and the black and white right elevation do not match. Which one is to be considered? 4. Please call me if you have any questions regarding these requirements. Thank you! 1. Submission and approval of the Architectural Plans; 2. Building Permit application and fees from a registered contractor; 3. Approval of the Site Plan. The following items need to be addressed for site plan approval: a. The existing fire lane goes around the front of the building and out the frontage road driveway. As per the Fire Marshal's office, please include this lane on the proposed site plan. Also, the FDC will need to be relocated outside of the fenced area. b. Please be aware that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, and the parking lot setback unless otherwise landscaped or existing plants are preserved. 4. Issuance of the Development Permit (DP). The following are required prior to the issuance of the DP. a. Development Permit application (no fee required). b. Approval of the Erosion Control Plan.
