SUBJECT: MONTELONGO'S (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page
is a list of staff review comments detailing items that need to be addressed. The
next submittal will be the third and final review by staff for this round of reviews.
If all items have not been addressed on the next submittal, another $200
processing fee will need to be submitted for the subsequent set of three (3)
reviews. Please address the comments and submit the following information for
further staff review:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached
(please submit additional copies to be stamped for your records).
Two (2) revised site plans; and
One (1) landscaping plan.
If there are comments that you are not addressing with the revised site plan,
please attach a letter explaining the details. If you have any questions or need
additional information, please call me at 764.3570.

PLANNING
1. Sanitation area (where you are keeping your roll off container) must be
screened from all right -of -way, including the adjacent alley. The screening
must be taller than the container and must be an opaque screen. Please
indicate the height and material on the site plan.
2. As previously discussed please note on the site plan where trash pick up will
be from.
3. You are required one more canopy tree to meet the streetscape requirement.

Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached;
One (1) copy of the Development Permit Application (the fee has already
been paid);
Two (2) copies of the Drainage Report; and
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 979.764.3570.

PLANNING
1. Provide a general note that all roof and ground- mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right -
of -way or residential district within 150' of the subject lot, measured from a point five
feet above grade. Such screening shall be coordinated with the building architecture
and scale to maintain a unified appearance.
2. Please locate and dimension existing opposite and adjacent driveways to the
proposed driveway.
3. Please reference the FEMA / FIRM map that verifies floodplain information.
4. Please provide the size of all utilities shown on plan.
5. The rear setback for C -3 is 15 feet.
6. Please provide height information.
7. Please show the existing sidewalk along University Drive.
8. Please locate the closest fire hydrant. If it is already shown on the site, please
include the symbol in the legend; I could not locate it.
9. All curbs must be monolithic. The curb detail provided is not acceptable.
10. Where will sanitation pick up be? Dumpster approach area must be 6" pavement.
Please modify note.
11.All public utilities must be in an easement or in the Right -of -way.

LANDSCAPING /STREETSCAPING /BUFFER
1. Provide a general note that 100% coverage of groundcover, decorative paving,
decorative rock, or a perennial grass is required in parking lot islands, swales and
drainage areas, the parking lot setback, rights -of -way, and adjacent property
disturbed during construction.
2. What material is in the end islands? Please label the areas on site that are sod or
enhanced paving.
3. Please modify the irrigation note to also indicate that the irrigation plan must be
approved by our department prior to C.O.
4. Streetscape is required on BOTH streets. How are you getting 105' of frontage? If
it is by excluding the visibility triangle, please state that.
5. Please add "single cane" or "single trunk" after "1.25 "caliper minimum" for the size
of the Crepe Myrtle. All non - canopy measurements are taken 12" from the ground
on a single cane.
6. Sanitation location must be screened from all rights -of -way and adjacent properties.
7. Transformers, utility connection points, A/C units, etc. must all be screened from the
right -of -way. This can usually be accomplished with plantings. Please show these
items on the plan and show that they have been screened.

ENGINEERING
1. Submit development permit application and drainage report.
2. Provide proposed flow lines of rip -rap channel.
3. Are you planning a separate irrigation meter?
4. What is Waterline Connection Detail 12 for? It appears that you will be tying into
existing meter and not tapping the main
5. Verify that the Concrete Drainway Detail 10 will be bolted down, capable of
supporting a truck, and that the surface will meet ADA requirements.
6. Concrete Drainway Detail 10 shows brass screws at 6 feet C -C. Verify unit.
7. Identify on the Site Plan where hay bales for erosion control will be required.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2004 version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
