(03- 00500111) Applicant: Henry Mayo, agent for owner Staff Recommendations: Staff recommends approval of the Preliminary Plat as submitted. Item Summary: This item is for consideration of a Preliminary Plat of Lord's Acres, Lot 2 located off State Highway 6 and North Forest Parkway. The front half of the property is currently zoned R -1, Residential. The remaining portion of the lot is zoned A -O, Agricultural Open. This Preliminary Plat meets zoning and subdivision requirements. Comprehensive Plan Considerations: The Land Use Plan shows this area to be Mixed Use; however, the current zoning of the property is R -1 Single Family Residential and A -O Agricultural Open. The property owner desires to develop the property as an expansion of St. Thomas Aquinas Church, which is a permitted use in R -1 and A -O districts. The subdivision will take access from North Forest Parkway which is designated a minor collector on the Thoroughfare Plan. The property also fronts on the northbound frontage road of State Highway 6, which the Thoroughfare Plan designates as a Freeway and Expressway. Item Background: The subject property was annexed in to the City of College Station in 1977. The adjacent property, which is the current location of St. Thomas Aquinas Church, was platted as Lord's Acre Lot 1 in 1983. Commission Action Options: The Commission has final authority over the final plat. The options regarding the final plat are: • Approval with specified conditions • Approval as submitted; or • Denial. The existing 8 -inch sewer main located on Spring Creek Drive will be extended to the property as shown on the plat. Sewer Service: Sewer to be provided to each structure, as required.
