SUBJECT: EDELWEISS GARTENS - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
May 23, 2003, 10:00 a.m., your project will be placed on the next available Planning
and Zoning Commission meeting scheduled for Thursday, June 5, 2003, 7:00 p.m. in
the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Spencer Thompson
or myself at 764 -3570.

Project: EDELWEISS GARTENS - 03- 00500114
ENGINEERING
1. State on the plat as to what zoning class standard the lots in the R -3 area are being
platted to: R -1A, R -1, R -2, etc. If R -2 is selected, a Conditional Use Permit is
required.
2. The required sewer line to meet the City's "to and through" policy is an extension up
the creek between Phase V and VI. Show as required.
3. Please name the street in Phase VI. State the intention of the extra space around
the pavement at the end or plat as private property.
4. Please relocate hydrant in Phase VI closer to street entrance.
5. Change 12" W/L to 12" S/L crossing Victoria.
6. Please note, on both Lot 1's in Phase VI a 15 -ft side street setback reduces the
building area of the lots.
When changes to the plat are received and approved, the plat will be scheduled for the
next available Planning and Zoning meeting.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer installs street lighting per city specs and design.
3. Developer installs pull boxes as per city specs and design. (pull boxes provided by
the city).
4. Developer provides digital AutoCAD 2000i version of plat and /or site plan. Email to
rbolin(a)ci .college - station.tx.us
5. Developer provides 30' of #4 rigid conduit for riser pole(s).
6. Developer provides temporary blanket easement for construction purposes.
7. Developer provides easements for electric infrastructure as installed for electric lines
(including street lighting).

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.
