DATE: January 30, 2004 Bridgette, Legal received the Easement Dedication Sheet submitted by Mr. Steve Arden on January 26, 2004. The Easement Dedication Sheet reflects the following: Type of Easement: Purpose for Easement: Public Utilities (PUE) water line Please determine if Mr. Arden is wanting a water line easement only. If he is, all other departments will need to approve and sign off on the request form stating that they will not have uses in the specific area. Please circulate for other departmental signatures and return to Legal for preparation of the easement document. Bg Attachment Home of Texas A &M University Home of the George Bush Presidential Library and Museum MEMORANDUM May 27, 2003 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson @ci.college - station.tx.us SUBJECT: PRELIMINARY PLAT for EDELWEISS GARTENS (PP) Item: Consideration, discussion, and possible action on a Preliminary Plat for Edelweiss Gartens (PP) consisting of 346 lots on 86 acres located at 3850 Victoria Avenue. Applicant: Steve Arden Staff Recommendations: Staff recommends approval of the Preliminary Plat. Item Summary: This item is for the consideration of a Preliminary Plat for Edelweiss Gartens Phases I - VI. Phases I through IV have been platted. This item amends Phases V and VI. Lots in Block 7 and 8 are relatively unchanged. The remainder of the plat is zoned R -3, Townhomes. The lot configuration meets minimum R -3 standards (20'x100'), however townhomes must be constructed in groups of 3 to 12 buildings. R -1 standards are allowed in R -3 and R -2 standards are allowed with a Conditional Use Permit. Comprehensive Plan Considerations: Land Use Plan: Single- family, medium residential. Thoroughfare Plan: Victoria is a Major Collector, SH 40 is a Freeway /Expressway. Parkland Dedication: Parkland has been satisfied: development fee is still due. Budgetary & Financial Summary: OP may be requested for the construction of Victoria, sewer and /or water lines. Off -site Easements: An easement for the sewer extension to the subject property crossing Victoria is required. Other infrastructure, according to the plat, will need off - site easements, as well. An Oversize Participation request and a sewer analysis was previously submitted. The Preliminary Plat reflects the revised plan. An approved street name will be provided with the submittal of the Final Plat. 4. The fire hydrant has been shifted as directed. The sewer linefotation has been corrected. 6. No response required. Attached please fmd Ten (10) copies of the revised Preliminary Plat and One (1) Mylar original of the revised Preliminary Plat, for your use.
