S. Kapchinski Subdivision. A complete review could not be performed due to an incomplete submittal. However, staff did perform a cursory review and the engineering comments are attached. Please submit the following information by an established deadline date to be scheduled for the next available Planning and Zoning Commission meeting. Thirteen (13) copies of the revised replat. Completed parkland dedication checklist. The Parks and Recreation Board must review the plat and make a recommendation on the parkland requirements prior to consideration by the Planning and Zoning Commission. Copy of the current deed restrictions on the subject property; The calculations used to determine the minimum lot width are required in Section 18 of the City's Subdivision Regulations. (See attached comment #1.) $200 public hearing fee to cover the cost of the legal notices and ads. A completed revised application. (The application submitted is an older form. The new plat application is available on the internet.) Upon receipt of the required documents staff will perform a complete review. REVIEW HAS BEEN STOPPED. SOME COMMENTS ARE BEING RETURNED AT THIS TIME. ENGINEERING 1. Lots do not meet requirements of Subdivision Regulations Chapter 18, Platting in within Older Residential Subdivisions. A variance has not been requested. The "average width of the lots along the street frontage, for all lots in the block" has not been demonstrated. Please provide calculations. 2. Please see the latest version of FIRM 48041 CO144C for correct floodplain location. Please adjust plat. 3. Minimum finished floor elevation must be noted on plat for all lots as elevation 294 -ft. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5.
