The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Tuesday, May 27, 2002, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, June 5, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; Impact Fees in the amount of $349.55 per dwelling unit must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college - station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Impact Fees required in order to file Final Plat. These comments concern the construction documents required for Final Plat. 2. Provide radii of curb returns and street bends. 3. Show ROW and street width. 4. Station all long side service taps. 5. Specify service line material. 6. Specify Fire hydrant detail /type. 7. Drop connection required on Manhole No. 133 for service line with FL IN = 301.80. Reviewed by: Carol Cotter Date: May 20, 2003 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 4. Developer provides digital AutoCAD 2000i version of plat and /or site plan. email to rbolin ci.college- station.tx.us 5. Developer provides temporary blanket easement for construction purposes. 6. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 7. Developer installs street lighting per city specs and design. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Impact Fees required in order to file Final Plat. — Fees will be paid prior to filing of Final Plat. 2. Provide radii of curb returns and street bends. — Added to Sheet 2 3. Show ROW and street width. — Added to Sheet 2 4. Station all long side service taps. — All of the water services were stationed and shown in the profile on Sheet 3. 5. Specify service line material. — The water service line material specifications were added to Sheets 3 and 6. The sewer service line material is provided on Sheets 4 and 7. 6. Specify Fire hydrant detail /type. — The fire hydrant type was provided on Sheet 6. 7. Drop connection required to Manhole No. 133 for service line with FL IN = 301.80. — The flowline in for the service was revised to 301.00. A drop connection is not necessary. Please address the comment and submit the following information for further staff review and approval of the plans: Three (3) sets of revised construction documents. Sewer service lines in the ROW shall be SDR 21 or Schedule 40. Reviewed by: Carol Cotter Date: May 28, 2003 NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City of College Station will constitute a completely new review. Page 2 of 2 Elevation 305.0. These finish floor elevations will also be at least 1 foot above the base flood elevation determined by the Floodplain Analysis for the Castlegate Subdivision.
