PLANNING
1. The 0.33 -acre lot that abuts the subject property by the dumpster enclosure is Lot 2
Block 1 of Greensworld Ph. 3. Please identify the lot as such.
2. Streetscaping requires additional landscaping points. Please include these in the
landscaping calculations.
3. No landscape buffer is required for this site.
4. Live oaks are required to be separated from other live oaks by a minimum of 35
feet.
5. The "points provided" does not match the points shown in the "Plant Schedule ".
Please reconcile.

Staff received the above - mentioned site plan and performed a cursory review. Due to
the number of staff comments that could significantly impact the site plan and the
information missing from the plans, staff could not perform a complete review. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information by any
Monday at 10:00 a.m. for further staff review:
Ten (10) folded copies of the revised site plan.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are

Project: HAMPTON INN AND SUITES (SP) — 03 -119
Plans show building in utility easement. It is understood by Staff that, at this
time, plans are to be turned in to relocate sewer line, dedicate a new easement
and abandon existing easement. This Site Plan will be reviewed with this in mind.
However, under no circumstances will the Site Plan be approved and stamped
without the removal of the easement and relocation of sewer as needed.
This review has been stopped. Because the extent of the development intended to
be approved through this site plan submittal is unclear, and because of incomplete or
incorrect information on the plans, Staff has only made a cursory review of this
submittal. A full review will be made of the next submittal.
PLANNING
1. What is the current intention for the restaurant pad site? Will the property be
replatted or will the pad site be a future phase of the building plot? Is there an intent
to have the restaurant site plan reviewed at this time as a future phase, or will it be
submitted to the City at some time in the future? The current intent of the pad site
should consistently be treated the same on all plans.
2. Please provide a more detailed location map that includes an outline of the subject
property.
3. Please identify the zoning of the parcel and all abutting parcels and total building
square footage on the site plan.
4. General Site Plan Note #4 states "See site plan for specific site notes and data."
Only an "Overall Site Plan" was submitted.
5. Please identify the driveway /aisle as existing.
6. Setbacks for C -2 are as follows: front =25 ft., rear =15 ft., side =7.5 ft., and side
street= 15 ft.
7. Please show required and provided parking space information.
8. Please clarify fire lane and curb locations.
9. Please ensure that the Symbol and Line Legend is consistent with what is being
shown on the plan.
10. Please locate the dumpsters where they will not be able to be seen from the ROW.
The screening fence should be 8 feet tall.
11. Identify fire hydrants on the site plan also.
12. In the fire lane note on the Overall Site Plan, please reference the fire lane detail.
13.A buffer is required between the subject property and any adjacent platted lot.
14. Please clearly identify the property lines on the landscape plan.
15. Several of the Site Plan Notes on page L1 are inappropriate for the landscaping
plan.
16. Please show the irrigation layout on the irrigation plan.
17. Three acres is equal to 130,680 sq.ft. Required buffer yards may be removed from
the total square footage when calculating total required landscaping points.
18. Please identify the linear feet of buffer.

19. Parking must be screened from the ROW. If a berm is intended to be used as a

20. Please note on the site plan that all disturbed earth must be 100% covered with
established grass or groundcover prior to C.O.

ENGINEERING
1. Sheet C1, scale does not appear accurate.

3. Sheet C2, please show grading in a more legible form or font.
4. No detention required if drainage is discharged directly to creek channel. It is not
possible to approve the grading of the site per the grading plans at this time due to
font size and cluttering.
5. Sheet C2, show proposed erosion control measures.
6. Show any proposed stream improvements.
7. This lot was removed from the SFHA by way of a LOMR -F.
8. Erosion Control Note # 5 should read TCEQ rather than EPA.
9. Sheet C3, this sheet has no labels on any utility.
10. Proposed private sewer location must be shown.
11. There are existing tees in the line. Additional tees should not be installed.
12. On profiles, state "Minimum 4 -ft bury".
13. Label all fittings, tee sizes, etc. Domestic and irrigation lines to be sized. Estimated
flow information must be provided on this Plan. The City will determine your meter
sizes from the flow data provided.
14. Is 8" proposed to go into building?
15. Is 8" proposed to go to hydrant "A "?
16. All water lines must be in easements. Easements must be dedicated prior to
approval of plans. Options are replat property, blanket easement by plat,
separate /specific easements.

This review has been stopped. Because of incomplete information on the
plans, Staff has only made a cursory review of this submittal. A full review will be
made of the next submittal. As a complete submittal was not made before the
effective date of the Unified Development Ordinance (June 13, 2003), this
cursory review and all future reviews will be reviewed for compliance with the
Unified Development Ordinance.
Also, hotels and restaurants are not permitted uses in C -2 zoning districts. A
successful rezoning will be necessary before the plans may be stamped
approved.
PLANNING
1. Please clearly identify the site's property lines on the Overall Site Plan.
2. Please ensure that the Symbol and Line Legend is consistent with what is
being shown on the plan.
3. Please show the phase line on the Overall Site Plan (as well as the
Landscaping Plan).
4. The dumpsters should not be gated. There is a reference to a screening
fence detail, but the detail could not be found in the plans.
5. Please show a smooth transition from the width of the existing drive aisle to
the width of the expanded drive aisle.
6. When parking is located closer than 15 feet from a ROW line, there have to
be two interior islands (360 sq.ft.) after every seven parking spaces.
7. A buffer is required between the subject property and any adjacent platted lot.
8. Please include all site planning notes on the Overall Site Plan and reference
the Site Plan as the Landscaping Plan.
9. Please include all landscaping and streetscaping calculations on the
Landscaping Plan. Required buffer yards may be removed from the total
square footage when calculating total required landscaping points.
10. Please identify plant sizes, point values, quantity, and total points.
11. Plant species must be appropriate for Zone 8 of the USDA Hardiness Zone
Map.
12. Parking must be screened from the ROW. If a berm is intended to be used

ENGINEERING
1. Sheet 5: Please call out all fittings. How does 8" line transition from 18 "x8"
tee, on Water Line A to 8" line at Sta. 0 +00?
2. Why are both 8" lines connected parallel to main? This connection will
require isolation valve(s).
3. Water line B, why two 8 "x8 "x8" tees? Plugs valves, etc? Small taps for water
service meters do not need valves whereas, 8" tees require additional
valving.
4. Show transitions from 8" line to 6" FH.
5. Water line C requires a valve for supply to building after bend.
6. A fire hydrant flow analysis must be performed to ensure sufficient flow is
provided for structure. Please submit calculations for final approval according
to Appendix B in 2000 International Fire Code.
7. Show existing easement. You may label this "To be abandoned ".
8. Show future sewer line and approximate location of sewer tap, building line,
size, etc.
9. Water line profiles do not show sewer line crossings (approx.).
10. How will erosion control be dealt with at "curb leave -out' to creek?

1. Enclosure of the dumpsters is shown to be 10 by 13 feet. It needs to be 12 by
12 feet when measured from the inside.

1. Please show Lot 2 as an abutting parcel and identify its ownership.
2. The title block identifies the lot as 3 acres. If the note above the Parking Analysis is
identifying the size of the current phase, please call it out.
3. Please identify the proposed zoning for Lots 1 and 2.
4. For the five angled parking spaces, please call out the angle and stall dimensions.
5. Please describe the dumpster enclosure.
6. If the rezoning is successful, no buffer will be necessary.
7. Streetscaping requires additional landscaping points. Please include these in the
landscaping calculations.

and all parties involved to utilize them.

ENGINEERING REVIEW
COMMENTS No. 1
1. Existing pipe (21") connects to proposed pipe (24 "). TNRCC §317
regulations require the tops of these lines through the manhole to me aligned.
2. Add note on Sheet SS -1 that proposed manholes are 6 -ft in diameter.
3. Manhole at Sta 1 +67.3 requires a Flow -line In and Flow -line Out elevation
noted on design plans with a minimum 0.1 ft elevation difference.
4. Note concerning "rubber boot" added to manhole is not valid. Manhole invert
and flow line will need to be re- shaped for new pipe and new outlet.
5. Concerning line capacity calculations; TNRCC §317 requires a minimal
acceptable "n" value of 0.013. Preliminary calculations show a 24" sewer at
0.08% slope, n = 0.013 has a capacity of 6.4 cfs. This is close enough to the
6.55 being replaced. The upstream line capacity was also considered.
