Mr Thurman,
I discussed with you at the December Parks Board meeting about parkland dedication for Spring
Meadows Subdivision.
Your understanding was that all parkland requirements had been met per the Parks Board's approval.
However, it is my understanding that the Parks Board approved the Land Dedication as being met for
Spring Meadows with the previously dedicated land in Woodland Hills. This approval by the Board fulfills
the land dedication and /or "fee -in -lieu" of land requirements per the Ordinance.
In addition to the land dedication, the Ordinance requires a Park Development Fee. The fee is currently
$358.00 per single - family dwelling. This fee is due at time of filing the plat for single - family, residential
plats.
The approval by the Parks Board, to my understanding, did not waive this Park Development Fee. I do
not believe the Development Fee was in place when Woodland Hills was platted.
This means that, at the time of filing the Spring Meadows Final Plat, the Park Development Fee will be
due: $358 times the # of lots.
I have included a portion of the ordinance below. If you have any questions, please let me know.
st
SECTION 10: REQUIREMENTS FOR PARK LAND DEDICATION
10 -6.3 Park Development Fee
In addition to the land dedication, there shall also be a fee set from time to time by resolution of the City
Council sufficient to provide for development of the land to meet the standards for a neighborhood park to
serve the zone in which such development is located. Unless changed by City Council this per -acre fee
shall be computed on the basis of three hundred and fifty -eight dollars ($358) per dwelling unit for single
family developments and two hundred and ninety -two ($292) for duplex and multi - family developments....

MDG has sent another copy of the plat for the meeting. I put 2 copies in the wall bins outside your office. One
should be the wall copy and one the file copy.
The changed their mind about landscaped common area in the center of the cul -de -sac. It will all be paved,
now.
