The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: Three (3) sets of revised construction documents. Please see Section VI, B, 3. Sta. 2 +3.6 should be a junction box. 2. Sta. 0 +00 should be a junction box. Sta. 0 +30.4 should be a junction box. 3. Sheet C5.2. Preferred minimum bury for public water lines is 4'; 3.6' is allowed minimum. Concrete encasement is not required by City at storm sewer crossing. Please state separation between piping systems. 4. Valves are required at tees. On Line s A &B at A/B intersection. You may wish to consider required disinfection process on new line and isolation of new and old piping systems. 5. Silt fence and proposed grading is off -site on property not under applicant's control. Please provide notice of property owner's permission. 6. Please show how erosion control measures will address drainage channel behind Lot 2 and existing 18" stormwater line into Ex. 48 ". 7. Is the channel in the rear of Lot 2 to be eliminated? Page 2 of 2 MEMORANDUM June 24, 2003 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson @cstx.gov SUBJECT: VACATING and FINAL PLAT for GATEWAY PARK LOT 1, BLOCK 1 and FINAL PLAT - for GATEWAY PARK LOT 2, BLOCK 1 Item: Consideration, discussion, and possible action on a Vacating and Final Plat For Lot 1, Block 1 and a Final Plat for Lot 2, Block 1 Gateway Park Subdivision consisting of 2 lots on 11.5 acres generally located at 1401 Earl Rudder Freeway South and Associates Drive. Applicant: Rusty Glover, P.E. for Cinemark Corp. Staff Recommendations: Staff recommends approval of this item as submitted. Item Summary: Cinemark Theater is expanding the rear of the building to the east. The Applicant is vacating the original plat to abandon a utility easement in order to relocate a waterline. The new building layout conflicts with the existing waterline. The Final Plat removes the old utility easement from Lot land plats Lot 2. Please note, a vacating plat is not required to be a public hearing. The vacating plat must be signed by all the lot owners in the original plat. Lot 1 was the only lot in the original. Comprehensive Plan Considerations: Land Use Plan: Retail Regional, zoned C -1. The property to immediate east is shown as park.
