SUBJECT: AGGIELAND CENTER (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached
Please note that the Easement Dedication Sheet, if necessary, is required prior to the
issuance of a building permit. If there are comments that you are not addressing with
the revised site plan, please attach a letter explaining the details. If you have any
questions or need additional information, please call Jennifer Prochazka at 764 -3570.

STAFF REVIEW COMMENTS NO. 1
Project: AGGIELAND CENTER (SP) — 03- 00500124
STOP REVIEW. This review has been stopped because of the lack of information
provided for review. Staff has only made a cursory review of this submittal. A
full review will be made of the next submittal if complete at that time.
PLANNING
1. The dumpster enclosure opening is not wide enough. It needs to be 12' wide.
2. Please submit topography and spot elevations on the site plan or include the
Grading Plan as part of the Site Plan set.
3. Please provide and a 6" curb and pavement detail. Please refer to the City of
College Station Zoning Ordinance NO.1638, Section 9, Curbing Option: Exhibit A.

4. Please provide the current zoning of the subject property and the current owner and
zoning of ALL abutting properties.
5. Please label the closest driveways that are opposite and adjacent from the
proposed curb cuts.
6. Please locate all existing and proposed utilities on and adjacent to the property.
Note the size and whether they are existing on the site plan.
7. Please locate all existing and proposed easements on and adjacent to the property.
If the easements are existing please call out the volume and page. All meters and
public utilities are required to be in an easement or in the right -of -way.
8. Please note whether or not this site lies within the 100 -year flood plain. If it does
not, please note that it does not lie within the 100 -year flood plain and provide the
FEMA/FIRM map number that confirms this.
9. Please provide all meter locations.
10. Please provide the proposed use of the structure. Separate all lease spaces and
note the gross area of each space on the site plan.
11. Please show all building setbacks on the site plan.
12. Please provide a parking calculation stating how many spaces are required and how
many are provided.
13. Please be aware that parking spaces that are not 20 feet in length require an over
hang. This overhang will not be allowed in the buffer area or required landscape
areas. Please dimension the length of the spaces in all parking areas.
14. Please dimension ALL drive aisles. The minimum width is 23 feet.
15. End islands are required at both ends of ALL parking rows. ALL end islands must
be a minimum of 180 s.f.
16.In addition to the end island requirement, you are required to provide180 s.f. of
interior islands (on the interior of the site) for every 15 interior parking spaces on
site. Please contact me if you need clarification on which parking spaces are
considered interior spaces.
17. Please dimension the distance from the pavement to the right -of -way.
18. Please dimension the 24 -foot landscape reserve. You are allowed only 7 parking
spaces in a row before a parking island is required.

19. Please show fire lane.
20. Please provide a water and sanitary sewer legend to include water demands (min
and max and average gallons per day) and sewer loadings (max demand in gallons
per day).
21. Is there an existing sidewalk along Holleman Drive?
22. Please be aware that the minimum throat depth for driveways is 40 feet on
Holleman Drive.

LANDSCAPING /STREETSCAPING /BUFFER
23. Please provide a landscape / streetscape / and buffer legend denoting the type
(species) of plantings, the size in calipers, the points provided, the total points
required. Please calculate the streetscape requirements and the buffer
requirements as well.
24. Please screen all parking from the right -of -way. This can be accomplished using
plantings that create a solid screen or by a berm.
25. Please note on the site plan that all disturbed earth must be 100% covered with
established grass or groundcover prior to C.O.
26. Please provide an irrigation plan or provide a note on the site plan that an irrigation
plan will be approved by our department prior to C.O.

ENGINEERING
1. In order to construct the building as proposed, the utility easement must be
abandoned. In order to abandon the easement, you must process an abandonment
application or submit a vacating plat. You must also submit construction drawings
for the new waterline.
2. Property lines for proposed and existing do not meet.
3. It was agreed in the predevelopment meetings that, if any adjustment to driveways
was made, the north driveway on Texas Ave. would be closed and the south
driveway could be expanded toward the south.
4. Please note, our plat records show this property as Pooh's Park Block 1, Lots 1
through 4. Ownership lines do not match plat. This is considered an "Illegal
Subdivision ". The entire property may develop across plat lines under single
ownership. The sale of any property other than that shown on the plat is not
allowed. Water and sewer service will only be allowed to one ownership.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).
9. Developer shows easement for existing underground electric lines existing on
property.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
