SUBJECT: GATEWAY PH 2 (FP) -Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, June 23, 10:00 a.m. to
be placed on the next available Planning and Zoning Commission meeting scheduled
for July 3, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat; and,
One (1) Mylar original with the appropriate signatures.

Project: GATEWAY PH 2 (FP) - 03- 00500129
ENGINEERING
1. The way the PUE was changed will not work. The water services must be in the
PUE up to the meter. Sewer services need to be in easement to wye. The proposal
last time was to place a Drainage Easement on top of the PUE where the storm
drain is needed. Replace PUE as previously shown. Add Private Drainage
Easement on top.
2. 1 take it the water line branch for Phase 4 will be off the 12" main. Otherwise,
additional easement will be necessary.
3. Volume and page information for easements is not needed for the plat, at this time,
but will be required for the Site Plan.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station,
must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
changes on these plans that have not been pointed out to the City, will constitute a completely
new review.

Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, June 9,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, June 19, 2003, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to

Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call Spencer Thompson or myself at 764 -3570.

ENGINEERING
1. The access easement across Gateway Phase 1 must be shown, volume and page.
2. The PUE on the rear property line on Lot 1, Block 1, Phase 2 adjacent to Bryan will
be dedicated with this plat. However, the PUE on Lot 1, Block 1, Phase 4 will not be
dedicated with this plat. According to CSU, this easement is needed for this project
and must be dedicated by separate instrument.
3. Show additional easement as required for looping waterline.
4. Note Private Drainage Easement where private storm drain is proposed in PUE.
5. In order to plat this property separately from Phase 4, water must be extended to
Phase 4.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).
