BTU has several additional requests for easement and has a few clarifications. To make things easier on everyone, the lot and block number will be referenced along with the appropriate sheet. Please call if you have any questions. 821 -5728. The plat shows a slope easement on these lots. To make the installation of underground conduit and cable easier, the following slope easements should be shown as a slope easement and electrical easement or PUE: Sheet 4 Block 1, Lot 16 Block 2, Lots 1A, 1 B and 1C Block 4, Lot 8 Block 9, Lot 1 Sheet 5 Sheet 6 Block 2, Lots 2 and 3 Block 9, Lots 10, 11, 17A and 17B Block 9, Lots 23, 27 and 27 Sheet 7 Block 9 Lots 9, 10, 11, 17A, 17B, 18 and 19 2. A clarification on page 1 is needed. One of the notes refers to 20' easements centered on interior lot lines. We are taking "interior" to mean lots inside of the overall Indian Lakes and not interior to the current plat. (e.g., is there is a 10' easement along the back of Block 1, Lots 18, 19, 20, 21, etc.) 3. On sheet 3, Block 1. Lot 20, the HOA easement is shown incorrectly. 4. On sheet 3, a 16' PUE along the southwest side of Indian Lakes Road between Mesa Verde Drive and Arrington Road needs to be included on the plat. 5. On sheet 7, a 16' PUE along the east side of Indian Lakes Road between Chaco Canyon Drive and Calusa Springs Drive needs to be included on the plat. 6. On sheet 6, a 20' easement is needed along the south side of Block 1 Lot 1, Block 2 Lot 9 (the south and west sides of the lot) and along the south, west and east sides of Block 12 Lot 1 continuing along to join the PUE on Block 9, Lot 27. 7. A 20' easement is needed at the entrance of the development beginning at the northwest corner of Block 5, Lot 18 and extending 390.39' to the northeast corner of said Lot 18. 8. Additional easements are needed as shown on the attached photos. (02- 00500236) Applicant: Paul Clarke Staff Recommendations: Staff recommends approval as submitted. Item Summary: This item is for the consideration of a Final Plat in the City's ETJ. The Property is being platted for single - family residences on one -acre and acreage tracts. This is basically the same plat that was approved by the Commission on 8/15/02. The Applicant has added Shoshone Court to the plat. All lots created by this street addition meet minimum requirements. An updated Preliminary Plat has been provided to the City, as well. Staff for Brazos County had no further comments. Comprehensive Plan Considerations: Thoroughfare Plan: Arrington Road is shown as a major collector on the Thoroughfare Plan. Mesa Verde is the required minor arterial being provided by the Developer. 100 - ft ROW is being dedicated for this purpose.
