MEMORANDUM

SUBJECT: Peach Creek Estates - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, December 2, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for December 12, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Ten (10) copies of the revised final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @ci.college - station.tx.us; and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County' approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. After the Planning & Zoning Commission has
approved the plat, please submit seven (7) copies of the plat with any required corrections to
the City of College Station. City staff will check for all approved items and forward the plat to the
County. If you have any questions or need additional information, please call Spencer
Thompson of myself at 764 -3570.

next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

1. Is Lot 28 developed? If a structure is currently on the lot, a survey is required.
2. Please label original plat. Original plat should appear as platted.
3. Please label replat.
4. Are the lot dimensions for the subdivision of the property a secret?
5. The replat referred to "called" measurements from the previous deed. Your replat is
showing "called" measurements. Are you disputing the recently platted measurements?

SUBJECT: REPLAT- ETJ for PEACH CREEK ESTATES
Item: Discussion and possible action on a Replat -ETJ for Peach Creek Estates (FP),
consisting of 2 lots on 4.4 acres in the City's ETJ. (02- 00500237)
Applicant: Adam Wallace
Staff Recommendations: Staff recommends approval of the Replat as submitted.
Item Summary: This item is for the consideration of a Replat of 4.4 acres in the City's
ETJ. The lot is located on Pipeline Road, off Peach Creek Cut -off, east of the Texas
World Speedway. The original lot is being divided into 2 parcels. Each parcel meets
the minimum requirements for ETJ subdivision. Both Pipeline Road and Ball Circle are
unimproved roads.
Comprehensive Plan Considerations:
Thoroughfare Plan: Pipeline Road is shown as a Minor Collector on the plan.
Additional ROW was previously dedicated.
