These comments concern the Final Plat. Comments relating to construction documents
will be returned separately.
ENGINEERING
1. The plat appears to be in order. Construction document comments will be
forthcoming. One of the comments to be returned to you will be concerning the
driveway radii and /or acceleration - deceleration lanes. Please be advised that
these comments may require a change in the plat.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

7. Developer installs street lighting per city specs and design.
8. Developer provides temporary blanket easement for construction
purposes.
9. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

Engineering Comments
1. A traffic generation study was performed by staff to verify the request that Oxburgh
Drive be constructed as a 38 -ft street. The analysis shows approximately 6,900 trips
per day generated by the proposed land uses along Oxburgh. A major collector is
warranted by this study. If you have additional information you would like staff to
review concerning this item, please submit it. The current Thoroughfare Plan does
show a major collector for this street. This will change lane layout for the split
section as well as the remaining portion. Transportation staff was concerned with
the odd width lanes on the split section.
2. If private improvements are planned for the median, please consider platting these
as Common Area. This will alleviate the need for a PIP and bonding improvements
and is less restrictive. Show ownership and maintenance of lot on plat.
3. Please consider driveway approaches for the two commercial properties at this time.
It is assumed the drives will be located at the median split. Also, turn lane cut -outs in
the median?
4. Please show radius of street connection to SH 6. According to fire truck templates,
this radius should be approximately 40 -ft or greater.
5. City staff has expressed concern that, with the amount of proposed construction in
the area, Oxburgh will be "stressed ". Will it be possible for contractors to utilize the
existing oil well road as a construction entrance for future projects?
6. It would be preferable to direct as much stormwater to the detention basin as
possible. Any stormwater directed to the channel traversing Oxburgh will not be
detained. Can the 12" RCP be taken under Oxburgh to the pond?
7. Do you state anywhere that the existing drive is to be removed after a certain time?

1. Before these plans can be released, an easement dedication must in process for the
access /PUE or see comment # 4.
2. Why do the waterline plans show structural backfill up to Sta 9 +60 and then change to
non - structural? The line is in the same alignment and distance from back of curb as
the rest.
3. Please provide proposed grading information for the roadway where it is to be
constructed on the slope of the detention pond, approx. Sta 9 +00 - end. Is a guardrail
needed/ planned? Does this alignment change the detention pond characteristics, i.e.
storage?
4. Typical sidewalk sections do not match this application. Please note, Brett McCully has
taken an amendment to the Sub Regs to P &Z and is taking to Council (02/09/03) to
allow a minimum of 4 -ft greenspace behind the curb rather than the 6 -ft min. If this
relieves the requirement for the access easement on this project, you may wish to
consider it. It can be approved as such at this time, seeing that the amendment should
pass. The PUE may still be necessary ( ?).
5. The drainage report is still being reviewed at this time.
