HomeMy WebLinkAboutStaff Comments ENGINEERING REVIEW (02- 00500245) COMMENTS No. 1 1. Please show 10 -yr and 100 -yr storm flows for public storm sewer. 2. Please remember, for storm sewers 24" and less there is a 25% reduction in cross sectional area of the proposed pipe. This can be translated as a design Flow where Design Flow = 1.33 times the actual flow. If the pipe passes the Design Flow, it meets the design criteria. The 10 -yr storm can be surcharged in the pipe as slon as it is 1 -ft below the curb. The 100 -yr storm must remain in the ROW. However, collector streets must keep one lane open. 3. A hydraulic grade line must be calculated for each pipe and shown on either the construction drawings or the drainage report. 4. Please specify pipe materials for storm, sanitary and domestic systems. 5. An easement is needed for the sanitary sewer across lot Reserve B. 6. Sheet 6 &7; service taps are not PVC (Note 1). 7. Sheet 7; fire hydrants should be placed at the first or second lot line of a cul -de -sac. 8. Sheet 12; include stabilized construction entrance /exit. Include storm sewer curb inlet protection. Include erosion control for detention pond outlet. 9. Sheet 13, storm sewer outlet structure should end at property line. Storm sewer discharge should NOT impact discharge (Q, velocity, etc.) area greater than existing conditions. 10. Sheet 14; please match storm sewer soffits. 11. Provide street cross section /detail for residential and collector streets. 12. Include note to contractor that areas disturbed on private property MUST be returned to original or greater condition including re- grading and re- sodding. 13.Where utilities are under pavement or within 5 -ft of pavement, structural fill is required. Include pipe backfill details if cement - stabilized sand is to be used. 14. Include sidewalk detail. 15. Update Engineer's estimate for infrastructure. Estimate must be sealed and signed by an engineer. Home of Texas A &M University AUTUMN CHASE (FP) (02- 00500245) ENGINEERING REVIEW COMMENTS No. 2 1. Sheet 4 calls out 4 -ft sidewalks. Sidewalks are 6 -ft as shown on Sheet 16. 2. Sheet 5 shows 38.5 -ft radius cul -de -sac. Subdivision regulations require a 40 -ft min. radius. 3. Sheet 6 shows 2 branches on the 12" water main. A valve is required on a main line when installing a tee, for isolation requirements. 4. Sheet 6 shows an 8" water line crossing north end of Cornell. At that location, the City water line is 6 ". An 8" branch is not allowed on a 6" main. 5. Sheet 11 needs to show Section E -E' on plan view. 6. Sheet 12 shows 2 drives on Cornell while other sheets show none. 7. Sheet 13 shows storm sewer in PUE. • PUE is not a Drainage Easement and no easement has been received. • HDPE is not a permitted material for public lines. • The storm drain could be private, use HDPE, and not go in the easement however; the City would need proof of permission from property owners. The drain would be privately owned and maintained. Is an HOA planned for Autumn Chase? 8. A couple notes • Water and sewer laterals are not subject to TCEQ separation distances. • Handicap ramps at Purdue are not required to wrap around. They could be straight -on. 9. According to our records this project has never submitted for a Development Permit. Please submit Development Permit application and infrastructure inspection fee.
