HomeMy WebLinkAboutMemorandum MEMORANDUM December 4, 2002 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson @ci.college- station.tx.us SUBJECT: FINAL PLAT - RESIDENTIAL for AUTUMN CHASE (FP) Item: Discussion and possible action on a Final Plat- Residential for Autumn Chase (FP), consisting of 19 residential lots on 8.4 acres located on Cornell Drive between Brentwood and Manuel. (02- 00500245) Applicant: Ed McDow, P.E. SI GROUP Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of a Final Plat for duplex and multi- family development. The property on the east side of Cornell is zoned R -2 (Duplex Residential) and west of Cornell is zoned R -5 (Apartment Medium Density). The plat consists of 19 developable lots. Two lots are for detention purposes, 14 duplex lots are located on Purdue Drive, 4 duplex lots are located along Cornell Drive as well as the multi - family lot. Cornell is classified as a major collector. To limit access to Cornell, joint access easements are being platted between the R -2 lots. As you may remember, the Applicant requested the classification of Cornell be changed to a minor collector. The request was denied by the City Council. Comprehensive Plan Considerations: Land Use Plan: The plan shows residential, high density for this area. Thoroughfare Plan: Cornell is a major collector per the plan, 70 -ft ROW. Parkland Dedication: Fee in lieu of land. Open Space Dedication: None. Special Area Plans: N/A Budgetary & Financial Summary: OP to be requested on Cornell. Attachments: 1. Area map 2. Application 3.
