(02- 00500236) a6-7 Applicant: Paul Clarke Staff Recommendations: Staff recommends approval as submitted. Item Summary: This item is for the consideration of a Final Plat in the City's ETJ. The Property is being platted for single - family residences on one -acre and acreage tracts. This is basically the same plat that was approved by the Commission on 8/15/02 and 11/14/02. The Applicant has amended several lots on page 7 due to incorrect pipeline easement information. Staff for Brazos County had no comments. Comprehensive Plan Considerations: Thoroughfare Plan: Arrington Road is shown as a major collector on the Thoroughfare Plan. Mesa Verde is the required minor arterial being provided by the Developer. 100 - ft ROW is being dedicated for this purpose. Kli RE: Lot line adjustments to 7 Tots - Indian Lakes Phase 1 Spencer, Subsequent to submitting the final plat for your review and approval, we have determined working in conjunction with Mitchell Pipeline and Aquilla Pipeline that the as -built location of their pipelines is not consistent with the record location of their easement (as contained in the easement document). Attached are sheets 2 of 7 and 7 of 7 of the final plat which shows the changes to 7 Tots (clouded). I am requesting that the staff review and approve the changes in lot size (typically a few hundredths of an acre) and replace the updated sheet 7 in your documents. Please advise if you have any questions. If not, then through a re -plat. Please review these changes and let me know ASAP. 1.) Modify the common line between HOA Lot 2B Blk 9 & Lot 3 Blk 9 by moving the front corner 75' South. 2.) Remove reference to HOA on Lot 2B Blk 9. 3.) Add a landscape easement to Lot 17A Bik 9. 4.) Eliminate the 40' drainage easement between Lots 2 & 3 Blk 1. The culvert has been eliminated, storm water will now drain to the lake along the common line between Lots 8B &9 Bik 2. 5.) Add a 40' X 100' drainage easement along the common line between Lots 8B &9 Blk 2. 6.) Add note to cover sheet to clarify that all drainage easements are private and are to the benefit of the HOA. cc. Kling )/ RE: Indian Lakes Final Plat I spoke with you on Wednesday, November 27 concerning some changes to the final plat based on resolving the discrepancy between the easement location and the as -built location of two pipelines - Mitchell Pipeline & Aquilla Pipeline. At that time you requested a letter detailing the changes along with ten prints of the final plat and the processing fee of $400 submitted to you at 8:00 AM Monday December 2nd, and you would try to get the revised final plat on the December 12 Planning and Zoning meeting.
