For clarification, please state on exhibits F1 and F2 that 28 street trees are required as part of the streetscaping (you have met this requirement). 2. Please ensure that both new parking spaces by the KFC will be screened from Texas Ave. 3. Please include a comment that the new plantings will require irrigation, which may be submitted for approval separately from this site plan. Reviewed by: Molly Hitchcock Date: December 17, 2002 ENGINEERING 1. On Exhibit 'E', it appears that there are no provisions for relocation of signage. Will signage not be addressed at all by TxDOT? 2. Please consider extending the median within the southern driveway into the ROW to meet City of College Station standards (2' from projected curb line). 3. Please revise outbound pavement markings at southern driveway to indicate right only and left only movements. 4. Suggest adding right out only markings at northern driveway. 5. We would like to coordinate information that should be relayed to the property owner to make sure they are aware of what potential actions would trigger site compliance if the option shown in Exhibit 'E' is chosen. 6. On both Exhibits 'F1' and F2', please show the removal of the 'freestanding' island that is located against the southern property line approximately 70' from the new ROW line. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. The required streetscaping points are 1095 {[(250.42 I.f. — 28 I.f. driveway — 40 I.f. sight triangles) / 50] x 300 }. 2. There should be continuous screening of parking against the right -of -way. 3. Canopy trees have a 20 -ft. separation requirement. Reviewed by: Molly Hitchcock Date: June 4, 2003 ENGINEERING 1. Please extend islands on both sides of the entrance drive to a throat depth of 44.5 feet to provide for the maximum depth while still maintaining a 23 -foot wide cross drive aisle. 2. Parking overhang should not encroach into 6 -foot wide landscape buffer. Please ensure parking spaces are 20 feet deep, or 18 feet deep with at least 8 feet between the parking curb and the ROW line. 3. Reviewed by: MOLLY HITCHCOCK Date: ENGINEERING 1. Sidewalk ramps will be required on both sides of the driveway as part of the TxDOT project to be TDLR/TAS compliant. 2. The 20 foot wide drive aisle should be signed and striped as a fire lane to preclude obstructive parking and /or stopping. 3. A horizontal distance of 18 inches must be maintained between the face of the drive aisle curb and any part of the free - standing sign for vehicular clearance. Based on field observations, it appears that there will not be sufficient room to relocate the curb as shown without removing the existing sign. Please provide verification of the clearance required or note the removal of the sign. 4. Please include a note to read: "Existing sign may not be relocated or significantly modified without first obtaining new sign permit from the City of College Station in accordance with current requirements ". 5. Should any significant renovations or modifications be desired to the remainder of the site and /or building in the future, the irrigated landscaping being removed by TxDOT will be required to be replaced between the building /parking and the ROW, thus removing the 20 foot drive aisle. Circulation aisles less than 20 feet in width would need approval from the Project Review Committee. Reviewed by: Molly Hitchcock Date: March 14, 2003 ENGINEERING 1. The drive aisle shown on the remainder plan is not wide enough for 2 -way traffic, nor is the layout consistent with a one -way limitation, therefore should be precluded. Since this lane is not required for fire access, Staff would prefer the removal of the lane and replacing the lane with additional landscaping and possibly some re- alignment of existing parking. 2. If the lane is removed, the southern driveway should be reduced in width and aligned to serve only the church driveway. Reviewed by: Brett McCuIIy, P.E.
