I have the following comments: - The plat dimensions DO form a closed figure, including the dimensions along the new right -of -way line The new R.O.W. lines Do match our surveyed lines Possible changes needed to this plat: - the proposed easement are not dimensioned, maybe there will be a sheet 2 with these dimensions - the buildings, fences, parking lots, etc... do not need to be shown on a Final Plat - the text size is too small to read on smaller versions of this plat - Lot 1 is not fully dimensioned, only the boundary and proposed R.O.W. line - the acreage given (44.518 acres) is the total boundary area; Lot 1 is only 43.502 acres - it may be a good idea to add a note that the City of CS is Quit Claiming any interest in the 0.3 acre triangular strip of this tract on the north side of Wm.D. Fitch that possibly is a remainder of their property, but was not included in the original 130' Wm.D. Fitch R.O.W. (plat - vol.495, p9.453) ((the south corner of the previous Olden tract is the iron rod 115 north of the Fitch R.O.W. at shown near the south corner of the CSISD tract, but the CSISD tract from Olden went to the R.O.W. line)) If this note is not included, it could be construed as a Quit Claim to this strip, simply by the City signing and accepting this plat. Also, confirm that the water and electric lines were surveyed in so that we may be assured that PUEs are in proper location. 2. Provide calls and dimensions for internal easements being dedicated. 3. In accordance with the Subdivision Regulations, please provide 20' PUE along northwest and southwest property boundaries to facilitate anticipated utilities. 4. Acreage for Lot 1, Block 1 is 43.502 acres since ROW being dedicated. 5. Please change the "to be dedicated to the City of College Station" wording in the call note and the hatched area in the Legend to "ROW Dedication Area" since it is being dedicated with this plat. As currently designated, it could be interpreted that will be dedicated at later date. 6. FYI -the "to be dedicated with this plat" verbiage is not needed. The depiction of the easements inside the boundary of the plat effectively dedicates them with filing of the plat. 7. Reminder — The structures, utilities, and other improvements currently shown on the plat are for our review purposes only. Final revision will not show these improvements. It looks like a call is missing on the ROW dedication (along Fitch) and the County Clerk Certificate needs a few corrections. I noticed the comments for the County Clerk Certificate referenced the UDO however current records are "Official Records" while "Deed Records" usually refer to earlier volumes (in the 60s or 70s). The ROW acreage differs from what is shown on Henry Mayo's survey for the proposed ROW for RPRE Widening. I have forwarded the plat to him inquiring about this and the calls, but I know he is swamped and I am not sure when /if he will have a chance to look at it. As for platted PUEs, what is typically required... do they not need to plat easements along the property lines? Please let me know if you have any questions. Thanks!
