The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by any Monday at 1 &00am, your project will be placed on the next available Planning and Zoning Commission meeting held in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24 "x36" copy of the revised final plat; Thirteen (13) 11 "x17" copies of the revised final plat; One (1) copy of the digital file of the final plat on diskette or e -mail to pdsdigitalsubmittal(a)cstx.gov and The Mylar original of the revised final plat with the owner's signature Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please remove 'Preliminary Plat' from the title block. 2. Please revise the property information of the abutting lot (Brazos Valley Solid Waste Management Agency, V9857 P186) to the west to show that it is 119.53 acres based on the Brazos County Appraisal District's data. 3. Please revise the Certificate of Ownership and Dedication to read as it is shown in the current UDO: "We, College Station Independent School District, owners and developers of the land shown on this plat, and designated herein as the Subdivision to the City of College Station, Texas, and whose names are subscribed hereto, hereby dedicated to the use of the public forever all streets, alleys, parks, greenways, infrastructure, easements, and public places thereon shown for the purpose and consideration therein expressed. All such dedications shall be in fee simple unless expressly provided otherwise." 4. Please revise the "Certification" title to read "Certificate of Surveyor" and update it to read as it is shown in the current UDO: "I, Jon E. Hodde, Registered Public Surveyor, No 5197, in the State of Texas, hereby certify that this plat is true and correct and was prepared from an actual survey of the property and that the property markers and monuments were placed under my supervision on the ground." 5. Show all existing utilities with associated PUEs to be dedicated with this plat. Infrastructure and building footprint information will not appear on Final Plat, but is needed now to verify PUE dedication limits. 3. Survey and field note information provided by the City for the ROW dedication should have also described a PUE to be dedicated. 4. Volume and /or page numbers cited for existing easements along WD Fitch and Greens Prairie Road conflict with information provided on the approved Site Plan. Please confirm recording information. 5. Repeat comment: Please revise the property information of the abutting lot (Brazos Valley Solid Waste Management Agency, V9857 P186) to the west to show that it is 119.53 acres based on the Brazos County Appraisal District's data. If additional information is available to show the discrepancy in BCAD's information, please provide. The current deed for the adjoining tract of land that is on record at the Brazos County Clerk's Office describes 179.99 acres, which includes all of the called 119.53 acres tract, a portion of a called 75.17 acres tract, and a portion of a called 39.399 acres tract for a total of 179.99 acres. This description is in the deed referenced on the plat. (See attached deed description) 2. Please remove the "(s) ", "is /are ", and "he /they" where necessary in the Notary Public Certification. Revised as requested. 3. Please remove the "bubbles" as they designate requested changes by City Staff. Revised as requested. Bubbles not inserted on this Revision as requested in Item 5. 4. The waterline did not show up on this re- submittal. Please provide its layout. Also, confirm that the water and electric lines were surveyed in so that we may be assured that PUEs are in proper location. The water line has been marked on the ground and located. It is shown on the plat. (See attached maps /plottings showing the locations of the water lines and underground electric lines as marked and located on the ground) 2. Provide calls and dimensions for internal easements being dedicated. Calls are shown on the plat. 3. In accordance with the Subdivision Regulations, please provide 20' PUE along northwest and southwest property boundaries to facilitate anticipated utilities. 20' PUEs have been added as requested. 4. Acreage for Lot 1, Block 1 is 43.502 acres since ROW being dedicated. ROW dedication acreage has been removed from Lot 1, Block 1 acreage. 5.
