RE: Site Plan — Pleasant Grove Baptist Church Resubmittal
Ms. Kramer:
Attached are four (4) revised site plans for Pleasant Grove Baptist Church. These plans have been
revised to reflect the requested alterations received on August 25, 2008 and are now resubmitted for
review and approval. One landscaping plan and one erosion control plan is also included. Complete
sets of building plans will be submitted by the Architect at a later date. Below is a list of the
revisions:
Planning:
• Overall building height has been added to Construction Note #1, on page SP -1.
• Zoning of adjacent parcels has been added to the individual lot callouts and to Site Specific
Note #3, both on page SP -1.
• Construction Note #2 has been added to page SP -1.
• Setbacks have been adjusted on page SP -1.
• Construction Note #3 has been added to page SP -1.
• In accordance with your note, no changes have been made to this site plan that has not been
request by your memo noted in this letter.
• Erosion Control Plan, page SP -2, has been added.
Landscaping:
• Landscaping Plan, page SP -3, has been added.
• Landscape Note #1 has been added.
• Landscape Note #2 has been added.
Engineering:
• There are no public utility easements on this property or adjacent properties to show on the
site plan. All utilities are contained within the ROW.
• The size of the ROW has been added to page SP -1, next to each street name.
• The sizes of the water and sewer lines are indicated by the line "W-6" and "S-6" with the six
in this case indicating a 6 inch diameter pipe, etc.
• Square footage of the building addition has been noted on the hatch area of page SP -1.

• The hydrants are too far off site to be located within the scale of the drawing but have been
identified by direction and distance at the comers of the property.
• Fire Flow Analysis Letter has been attached to this submittal.

RE: Pleasant Grove Baptist Church — Fire Flow Analysis
Ms. Bridges:
The proposed modifications to the existing church onsite will increase the building to 3,588 square
feet (SF). There is also an activities center that is 2,031 SF which brings the total square footage for
the site to 5,619. The submitted site plan shows two hydrants adjacent to the property. The first is
located at 1124 Detroit, approximately 446 feet north -west of the church at the corner of Detroit and
Alabama. The second is located at 1217 Phoenix, approximately 238 feet south of the church at the
corner of Phoenix and Nevada.
The construction classification for the church and activities center is Type IIIB. Table B105.1 of the
2006 International Fire Code shows a required fire flow of 1,500 gallons per minute (gpm) for 2
hours. Two hydrants are required with a maximum average spacing of 450 feet. The required flow
rate can be achieved by a combined flow of both hydrants.
Charles Willis with College Station Utilities provided flow test reports for each of the hydrants above.
For the hydrant at 1217 Phoenix (closet possible hydrant), the static pressure was 92 pounds per
square inch (psi) with a residual pressure of 80 psi which produced the test flow of 1,250 gpm. I
confirmed that by adding the second hydrant at 1124 Detroit, the combined fire flow from both
hydrants will exceed 1,500 gpm at a 20 psi residual pressure as required.
