At that time several common areas were depicted dispersed throughout the development. This revised plat does not include all of the common areas previously shown. COMMENTS Parkland Dedication: Parkland dedication in the amount of $44,100 is required for 49 townhome lots and has been approved administratively. No action is required by the Planning and Zoning Commission. REVIEW CRITERIA Compliance with Subdivision Regulations: The purpose of this plat is to subdivide a previously platted multi - family lot into 49 townhome Tots, one larger multi - family lot, and to plat two commercial lots with frontage on Harvey Road (State Highway 30). All lots meet minimum standards. In general, this plat is in compliance with the Subdivision Regulations contained in the City's Unified Development Ordinance, however, there are two discretionary items included with this plat. Right -Angle Lots The first discretionary item is related to "right -angle Tots."
