Please update the title page index sheet (looks like it was used for a replat of phase 2, at one time). 2. Please revise zoning to reflect existing A -P zoning line. Please also indicate the proposed zoning for that area. 3. The volume & page of all easements will need to be provided on the mylar (whether by separate instrument or plat). The City will need first right of refusal of the off -site easement in Common Areas A & B. 4. Please provide lot dimensions on all lots, including townhome and A -P lots in phase 4. 5. The net density of the townhomes is 48 units on 4.15 acres, or 11.8 du /ac. Please indicate this by way of a note on the plat. 6. The preliminary plat and final plat for phase 4 need to be consistent. Make any necessary changes (ie: easement locations on lots, street right -of -way at previous cul -de -sac, etc.). 7. All sidewalks and utilities should be shown. Related specifically to Phase 4, sidewalks are required on Crescent Pointe Parkway and on Crescent Ridge Drive. Electric facilities will be designed within existing easements where possible. 2. Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines. 3. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. 4. If applicable, the following easements will be required: ➢ A 20' PUE between Lots 5R & 7R Block 1. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes per CSU specs and design (pull boxes provided by CSU). 8. Developer provides digital AutoCAD 2000 or later version of plat and /or site plan. Email to: sweido @cstx.gov. 9. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 10. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 11. Application should be amended to include the number of A -P lots, as is currently zoned. 2. Since the plat also includes property that has never been previously platted, the title of the plat should say "including a replat of" instead of "being a replat of." 3. Please include the total number of lots being platted and the total acreage to the title block. 4. Label original plat as "Original Plat." 5. Label new plat as "Replat and Final Plat." 6. The meeting is scheduled for 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24 "x36" copy of BOTH the revised preliminary plat and final plat; Nineteen (19) 11"x17" copies of BOTH the revised preliminary plat and final plat; Parkland Dedication in the amount of $44,100 (based on 49 units) must be submitted prior to the filing of the final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino @cstx.gov. Subject: Re: Water -Sewer Study Rabon, Based on our conversation last week regarding the Sanitary Sewer flowline for the Summit Crossing/ Crescent Pointe, I am proceeding with a revised design. I understand from our conversation that you can get to a flowline of 285.4 at the manhole location on the common line between Crescent Pointe and Summit Crossing. From your report, I determined that an 8" line installed at a 0.70% grade will accommodate peak flows from both Summit Crossing and Crescent Pointe Townhomes. The design will be altered to 'skew' the sewer line such that the end manhole is positioned approximately 50' to the north of the KES originally proposed location.
