Please provide a written memo detailing how all of these comments are addressed. Also, if you have questions or concerns about how to meet these comments, please call to schedule a facilitation meeting so that this plat can move forward in a timely manner. 2. (Repeat Comment) Metes and bounds of the plat do not close. Please revise. 3. (Repeat Comment) Please provide a phase line that clearly shows the delineation between the two phases. 4. (Repeat Comment) Please correct the title block to include phase 6. Additional clarification: The title should read Preliminary Plat of Horse Haven Estates Phases 5 and 6, Lots A -Z, Blocks X -Z... being a replat of ..." 5. (Repeat Comment) Provide lot and block for phase 6. Additional clarification: Please clarify the 0.138 acres located along Horsehaven Lane that states not included in final plat. Remove that comment. That acreage should be included in the entire acreage for Lot 1, Block 1 for Phase 6 based on my interpretation of the phasing. 6. (Repeat Comment) Street projections are required to be shown to all unplatted properties. Please also be mindful of maximum block length requirements. Additional clarification: Please verify the block length along Horseback Drive from the intersection with Horsehaven Lane and the beginning of the Horseback Court cul -de -sac. This is from Lot 3, Block 1, to Lot 15, Block 2. If the block length exceeds the allowable length in the Subdivision Regulations than a variance must be requested or a street projection provided that breaks the block. If a street projection is provided than the internal street system must project to adjacent unplatted properties. 7. (Repeat Comment) Please correct the floodplain note. This preliminary plat does include floodplain. 8. (Repeat Comment) Provide ownership information for all of the owners in the preliminary plat in the title block. (Repeat Comment) Provide proposed land uses for lots in Phase 5. (Repeat Comment) Show all sidewalks, street pavement The greenway /pedestrian /bike easement is also a PUE. Label as such. ,1_2. PUEs are required at the rear of all lots. Please clarify the limits of the PUE to be abandoned. If the entire stretch will be abandoned, an additional PUE will need to be dedicated to meet the Subdivision Regulations. Please revise. "2. Please revise the vicinity map to clearly reflect the entire limits of the preliminary plat. The shading currently only reflects land in phase 5. 3. Please provide a phase line that clearly shows the delineation between the two phases. Please correct the title block to include phase 6. A Provide lot and block for phase 6. Please clarify the greenway dedication. Is this being dedicated to the City? Developer provides provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights). 2. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). 8. Developer provides digital AutoCAD 2000 or later version of plat and /or site plan. Email to: gmartinez @cstx.gov. 9. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 10. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 11. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, September 22, 2008 at 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for October 16, 2008 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plat; and Nineteen (19) 11" x 17" copies of the revised Preliminary Plat. One (1) 24" x 36" copy of the revised Final Plat; and Nineteen (19) 11" x 17" copies of the revised Final Plat. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please revise the vicinity map to reflect existing streets in the area. The exact location of the project is unclear on the vicinity map. 2. Please re -title the plat using the following format "Preliminary Plat of the Smith Subdivision Lots 1R -3R, Block 1 and Lots 1 -3, including a Replat of Smith Subdivision Lots 1 -8, Block 1..." Include information about all of the property included. 3. The entire "parent tract" needs to included in this preliminary plat. The heavy lined subdivision boundary needs to be around the entire parent tract. The preliminary plat may be phased. 4. Please indicate the owner of the tract titled "greenway, not included." Is this proposed for dedication? 5. The preliminary plat and final plat need to match. Different lot shape shown on Kolbe property. 6. Street projections are required to be shown to all unplatted properties. Please also be mindful of maximum block length requirements. 7. The parent tract does lie within the floodplain — the plat note should be revised. 8. Is the Kolbe tract proposed to be a street? Dead -end streets are not permitted. 9. Please include property owners names and addresses in the title block. 10. Please change the project submission dates. They currently state May 2007. 11. Please show current zoning district boundaries. 12. Contours will need to be extended to the entire parent tract. 13. Please include proposed land uses (in compliance with the Land Use Plan). 14. For pipelines carrying flammable gas or fuel, please also show size of line, design pressure and product transported through the line. 15. Please revise the vicinity map to reflect existing streets in the area. 2. The title block states that this is a vacating plat. What is being shown is a replat. 3. Please re -title the plat using the following format "Final Plat of the Smith Subdivision Lots 1 R -3R, Block 1 and Lots 1 -3, including a Replat of Smith Subdivision Lots 1 -8, Block 1." 4. The "original plat" should be shown as it is platted (filed). 5. A certificate for the HOA (for the common area being replatted) needs to be provided on the plat. 6. The preliminary plat and final plat need to match. Different lot shape shown on Kolbe property. 7. As a reminder, the homes constructed adjacent to the pubic access easement will need to meet the 15' side street setback requirement adjacent the easement. 8. Please include property owners names and addresses in the title block. 9. Please change the project submission dates. It currently states April 2007. 10.
