Re: Freebirds (SP) City Comments #2
Dear Bridgette,
Please find attached with this letter the following:
• One (1) complete set of revised construction documents, with the site and landscape plans
attached.
Below are the answers to the Staff Review Comments for Freebirds at Gateway.
PLANNING:
Comment: The bike rack had been relocated as requested, but must maintain 3' separation
from the building as well.
Answer: The bike rack has been relocated three feet from the building as well.
Comment: Table should reflect total vertical square footage minus openings for each facade.
Answer: The table has been changed as requested.
Comment: Color # 1 submitted for the facade is not an approved color. All buildings facades
0540/ and roofs shall consist of only colors from the color palette approved by the City
Council as amended by DRB and maintained in the Office of the Administrator.
Two options are available to address this issue:
1. Select an approved color from Sherwin Williams color palette. Samples are
available in our office, and the list of approved colors is included on the
following pages.
2. Seek a variance from the Design Review Board (DRB) as provided in Sec.
7.9.K.2 below:
Alternate colors or materials on each facade if the applicant shows that:
a. The applicant is a franchised and /or chain restaurant to be developed
as a single detached building (not integrated into a multi- tenant
building); and
b. The proposed colors /materials are part of a corporate branding; and
c. The applicant provided all of the alternative color /materials schemes
the chain or franchise has used.
Answer: See attached variance request.

Comment: Reminder, that previous comment # 13 is still outstanding per your response that
the " access and parking agreements are forthcoming."
Answer: See attached agreement.
ENGINEERING
Comment: Site plan cannot be approved until executed copies of agreements with adjacent
property owner for off -site drainage and construction are submitted.
Answer: See attached agreement.
