Freebirds has selected us to coordinate the design and construction of the customized freestanding building at this location. Our design teams, including Freebirds, have requested a more versatile building material to accomplish the unique and eclectic image of the Freebirds concept. The image of the tenant calls for a more diverse building material along with a more diverse color use and application. We are designing a tilt wall building at this time. Each of the tilt wall panels will endure unique qualities in relation to the other tilt wall panels of the same building. We will accomplish this by texturing the panels using molds, form liners, scoring and textured paint (we have provided samples herein). This material partially satisfies the concrete product requirements called out in section 7.9D 1 f. Section 7.9D 1 f calls for, "any concrete product so long as it has an integrated color and is textured or patterned or covered with brick, stone, marble, granite, or tile or material fabricated to simulate brick, stone, marble or granite ". We are using a concrete product that is textured and patterned but does not have an integrated color. The color will be applied as a textured paint to insure: (i) versatility — (in the same tilt wall panel we will use two to three different patterns and/or textures that require two to three different colors) and (ii) durability — (when tilt wall is hit or chipped we simply calk and texture paint the blemish to match the rest of the building). The versatility will not be able to be obtained if we were to integrate the color into the concrete before it is cured, due to each panel being one large slab of concrete. Our design team is unsure of the durability of integrated colored tilt wall panels, due to (1) unfamiliarity with the integrated coloring in the tilt wall product and (2) the inability to repair effectively damages such as chips, scrapes and fading. In order to obtain our goals in versatility, unique and eclectic imaging and durability, we ask that the city allow us to texture and pattern the tilt wall panels by utilizing molds, form liners, scoring, and textured paint and waive the integrated color requirement. Our design and construction team, believes that this variance request meets the standards laid out in Article 7.9 K (1) and (2) of the Non - Residential Architectural Standards. And everything is good with their sign. The permit that was issued allows for 50 sf (where it currently looks like the base) for additional signage for the rear lot. You will probably want to contact Ken Taft about their sign and see what needs to be done, if it's just replacing a cabinet or something else to get a sign for Residence Inn on there. It does not look like there is a cabinet there, but they may have done something else to accommodate it. Also, they have several plantings in front of the sign, which are not required but would block the Residence Inn sign once it was installed, so you might also want to address that issue. As for the low - profile, unless the text of the sign was considered not visible from the neighboring property, then it would not be permitted. However, there is the ability to have directional signs (1 per curb cut) that can have logo up to 50% of the sign. These signs are limited to 3 square feet. I spoke with Ken about the driveway closest to Rosa's and he would prefer that if it is absolutely necessary for the second entrance, that it be Tined up with the opposite curb cut that provides access to the University Town Center behind the restaurants.
