PLANNING
1. Canopy will become non - conforming as proposed site plan shows 34' versus the required

3. It appears some work will be performed in TxDOT ROW; a TxDOT permit must be
submitted with this site plan application.
4. Pay phones, air & water equipment etc must be located such that required screening may
be installed on -site.
5. Either remove sign from site plan or add a note, "Signs reviewed by separate permit. The
proposed sign and location have not been reviewed."
6. Show current ownership, platting and zoning of all adjacent parcels.
7. Update acreages and legal description in "Project Analysis" box.
8. Correct parking analysis.
9. "Welborne Road" is "Wellborn Road ".
10. Show all building setbacks.
11. Show dimensions of parking spaces, islands and drive aisles.
12. Existing and proposed parking delineated along Rock Prairie Road must be 10' from the
right -of -way line, and shall have a maximum of seven contiguous spaces separated by an
18 foot by 20 foot landscaped island.
Show pavement detail for new pavement areas.
14. The northernmost fueling island parking space encroaches the Fire Lane — may need to
shift proposed parking along northern property line to the east.
15. Show canopy dimensions and height on site plan relative to the Fire Lane.
16. TxDOT Comments: If no additional Access is required, no Comment. (Existing Site)
Appropriate data will be required for any future permits @ this site.
17. Sanitation Comments: Sanitation is ok with this project.
18. FYI: The practice of parking in the rear of the property is not permitted.
19. All roof and ground- mounted mechanical equipment shall be screened from view or isolated
so as not to be visible from any public right -of -way or residential district within 150' of the
subject lot, measured from a point five feet above grade. Such screening shall be
coordinated with the building architecture and scale to maintain a unified appearance.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

LANDSCAPING / STREETSCAPING / BUFFER
1. Existing landscaping is grandfathered.
2. New screening landscaping must be 50% evergreen and of a non -dwarf species.
3. Screen west end of southern parking area along Rock Prairie.
4. Trees removed to create additional parking must be replaced caliper for caliper.
5. FYI: Within the affected area, barricade existing trees near construction out to drip lines.
6. All landscaping must be on site; no plantings are allowed in right -of -way without a TxDOT
permit.
7. Add irrigation note to landscaping plan on how irrigation system requirement will be met
prior to issuance of C.O.
8. Correct number of trees (street) trees required, but remember that 50% must be canopy
trees.
9. Amend Crepe Myrtle notes to show "> 1.25 single cane..."
10. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights -of -way, and adjacent property disturbed during construction.

MISCELLANEOUS
1. Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced Pressure
Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as per City
Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

Staff reviewed the above - mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed development
with the revised site and landscaping plans attached (please submit additional
copies to be stamped for your records)
One (1) 11x17 grading and erosion control plan
Please note that the Easement Dedication Sheet and the necessary documents are required
prior to the issuance of a building permit. If there are comments that you are not addressing
with the revised site plan, please attach a letter explaining the details. If you have any
