I cannot see how this requirement is being met. 10. Please either remove the sign shown on the site plan or add a note that all signs will be reviewed through separate permit. The sign location and details have not been reviewed. 11. Please specify material of retaining wall. Depending on material, the wall may need to be screened. 12. You may not have more than 7 contiguous parking spaces within 15' of the public right -of- way. 13. Please label driveway radii. The maximum curb return radius allowed for the driveways is 30'. 14. Please label easements as proposed or existing. If the easement is existing, please provide the volume and page number. ""15. Thank you for adding the security gate locations. Please add a note to the plan that there will be a knox key access for each gate for emergency access. 2. The minimum interior island size is 180 s.f. 3. Thank you for providing the square footages of interior and end islands. Are the numbers given including or excluding the required end islands (180 s.f. and end of each row or 360 s.f. at a corner)? 4. Please call out driveway radii. I do not see the detail of the entrances on sheet C3.1 as stated in your note on the site plan. 5. The FDCs for buildings 12 and 13 are still not within 150 feet of a fire hydrant. 6. Not all of the buildings are meeting the aerial apparatus roadway requirements. I understand that you are working with the fire department on this issue and that plans will be modified. 7. Please give both inside dimensions for the compactor enclosures. 8. The streetscape point requirement for Wellborn Road is 9,696, and not 9,969 as indicated on the plan. To clarify, the legend on sheet LS -1 shows ALL canopy trees at 3" caliper, the legend on sheets LS -2 and LS -3 show different sizes, and the legend where you have calculated your landscape points also shows trees over 3" caliper. Meter sizing will be reviewed with submittal of building plans. a. Building department requires these meters to be sized using the Building Codes: Unit Fixture Count Method (Change note on C1.4A) b. Submit irrigation demands with building plans, show location of meters in an easement and sizing. 3. (C1.4B & C1.4A) The private fire and domestic lines that feed each building after leaving the vault need to be depicted as three separate lines not just one line. 4. (C1.4A) "Private Sanitary Sewer Legend ", Sewer Service No. 21 and No. 22 require a minimum slope of (1/8) for a 6in line. 5. (C1.4B & C1.4A) FDC connections appear to feed into buildings on one line, how would water be prevented from running into both buildings. 6. (C1.4A) "Private Sanitary Sewer Legend" Why does Sewer Service Numbers 6, 20, 21, 22, 23 go from a 6in line to an 8in line to a 6in line to a 6in line to a 8in line, respectively? Drainage Report: a. Provide more detail, profile, contours, etc. on the southeast corner of the project where the drainage water leaves the property. b. (C1.2B) Please verify elevation of the existing sanitary sewer manhole at the southeast corner of the project, in relationship to the proposed grade elevation. This manhole will need to be elevated above the drainage way. 9. Fire Flow Report: a. The fire department is still reviewing the reduction factor used to design the fire hydrant layout. Comments will follow. b. (Table #6) Why is analysis being done by node and not pipe segments? Velocity of 17.89 on H1 exceeds design maximum required. 10. Sanitary Sewer Report: a. (C2.5) The proposed slopes of the sanitary sewer line in profile do not match the proposed slopes in the sanitary sewer report Table #8 and in WinStorm. b. (Table #8) MH2 to MH3 & MH3 to MH5 velocities appear to below design minimums. (C2.5) "Sanitary Sewer Line S1 - Profile View" by decreasing the size of the pipe to a 6in line and using a 1.2% slope a greater velocity can be achieved. You may have to decreasing the clearance on the sewer /water conflict to the minimum allowed 6in on MH3 to MH5. 11. Once the plans have been approved we will need a separate set of plans for the sanitary sewer line location, as to be able to issue DP for sanitary sewer line only. It is my understanding that the Fire Marshal has granted a variance allowing the aerial apparatus roadway to be located at a distance of 35 feet from the structures.
