Item Summary: The applicant is requesting a facade alteration and new signage. The proposed facade change includes covering the existing metal material with white Austin stone and the removal of the existing awning. No windows or doors will be covered or changed. The roofline will be lowered to match the height of the neighboring buildings. The proposed sign is an attached metal sign approximately 16 square feet in size (4 x 4). The sign will be black and white, with a single blue neon tube around the edge. The type size for the word "BAR" will be 7- inches, and 9- inches for "315." The proposed sign would be located above the window on the left side of the building front. Item Background: The Northgate Design Guidelines makes a variety of recommendations regarding building materials, awnings, and signage. Building material is recommended to be compatible with the surrounding area, with stone or brick masonry preferred. White paint is discouraged, however as a natural stone color, white is acceptable. Awnings are encouraged by the Design Guidelines, especially in pedestrian oriented areas. Although the request does not meet this recommendation, the subject building has limited frontage and neighboring buildings do not have matching awning heights. Signs should relate in placement and size to other building elements, and should not obscure other building elements. Signage material should compliment the building facade, and wood or metal is recommended. Lettering should not exceed 14- inches. Issues /Items for Review: 1. Facade and sign details DESIGN REVIEW BOARD NORTHGATE DISTRICT STAFF REPORT Project Manager: Trey Fletcher, AICP, Sr. Planner Report Date: 06 -08 -2005 Email: tletcher@cstx.gov Meeting Date: 06 -24 -2005 For O'BANNON'S TAPHOUSE (05 -102) Zoning: NG -1, Core Northgate Location: 103 Boyett Street Applicant: Christopher Steele Item Summary: This item consists of a request for signage for O'Bannon's Taphouse. The applicant is also proposing to paint the existing awning using the same colors as that of the attached sign and stain the exterior fagade. Administrator Review: As stated in the Northgate Design Guidelines, signs for the Northgate districts should meet the following criteria: 1. Signs should relate in placement and size to other building elements. Proposed sign location fulfills this objective. Proposed sign is 58.5 square feet. Allowed square footage is 180.0. Existing signage for the previous tenant above the door must be removed; replacement signage is not a part of this application. 2. Signs should not obscure other building elements such as windows, cornices, or decorative details. 3. Sign material, style and color should compliment the building facade. The proposed sign is wood composition. The proposed sign colors consist of Shamrock for the " O'Bannon's" lettering and the bar below. The "Tap House" lettering and graphic will be Vanilla Cream. Both are Glidden products. The building fagade is proposed to be stained dark brown. 4. Individual shop signs in a single storefront should relate to each other in design, size, color, placement on the building, and letter style. 5. Wood or metal is recommended. 6. Illuminated plastic signs are strongly discouraged. N/A 7. Letters exceeding 14" in height are strongly discouraged. Given the sign dimensions, the lettering for "O'Bannon's" appears to exceed 14 ". Relative to the awning, colors should be compatible with the overall color scheme of the facade. Solid colors or simple muted striped patterns are appropriate. The applicant is also proposing to stain the building exterior dark brown. Structures flanking this request also have wooden facades. Neither of these are stained or painted. In the Northgate Historic Resources Survey (1995) 103 Boyett is identified as a Low Priority structure. Its date of construction is circa 1955. Issues /Items for Review: 1. Signage 2. Awnings 3.
