PLANNING
1. Because the owners have already specified in the Certificate of Ownership and Dedication, please revise
the word tense used in the notary portions of the Certificate of Ownership and Dedication to the correct
use he /they.
The word tense was revised on the Final Plat.
2. The property labeled as being owned by Union Pacific is shown as being a part of the John Malley and
Jennifer Todd tract according to BCAD. Please clarify.
BCAD is incorrect I have attached a survey from Kerr Surveying showing and describing the
Union Pacific tract. BCAD has been notified and will update their map.
3. Please note that you, the applicant, are responsible for scheduling the plat for consideration by the
County Commissioner's Court and for getting the County Judge's signature on the Mylar after they
approve the plat.

4. Please note that any changes made to the plans, which have not been requested by the City of College
Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
changes on these plans that the City has not been made aware of will constitute a completely new
review.

The Northern Corner has been tied to a City of College Station Monument.

Is this no longer necessary?
The drainage easement is not necessary as each lot can direct the runoff from their lot to the
Michelle Court right -of -way.
` 3. Is the area adjacent to the west property line actually owned by Union Pacific Railroad Company?
Yes, I have attached a survey from Kerr Surveying describing the Union Pacific tract. The
correct acreage is 11.6689 acres.
4. Please verify that BTU, Wellborn Water and Brazos County do not have any additional comments.
BTU, Wellborn Water and Brazos County have been contacted and their comments are
addressed.
5. The development permit is currently under review and may result in additional comments.

1. This project location is outside of CSU certification area. CSU will not provide electric service to this
project location.
