Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by tomorrow (June 19, 2013) at 10:00 am
your project will be placed on the next available Planning and Zoning Commission meeting held
in the City Hall Council Chambers, 1101 Texas Avenue.

I reviewed the above - mentioned FINAL PLAT - COMMERCIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week:
Provide proof of authority for Surai Demla to sign on behalf of Vasu Demla,
LLC; and
Provide a title report for Lodgeco Subdivision, Lot 2 as only the North Park
Section II lots were provided.
Please be aware that if this application is not completed before Monday, April 15, 2013, it will
expire and a new application and fees will be necessary to continue the replatting process.

Driveways to State Highways ". Information denoting the access drive's location in relation to
adjacent access drives should be submitted review. No access permit can be approved

1. The 20 -ft PUE abandonment along the rear of Lots 2 -4 is scheduled for the April 11 City
Council meeting. This easement will need to be shown on this plat unless this plat is
scheduled for P &Z meeting after the abandonment.
2. The 20 -ft Access Easement (V.270, P.178) should not be shown contiguous with
surrounding easements.
3. Please update Note #2 to reflect the current FEMA FIRM Panel.
4. Please add a note regarding the mutual agreement with the adjacent property owner to
remove the Private Parking & Access Easements.
5. FYI ... All required public infrastructure must be built or bonded prior to the plat being
scheduled for P &Z.
