Staff reviewed the above- mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday at 10:00 a.m., your project will be
placed on the next available Planning and Zoning Commission meeting held in the City Hall
Council Chambers, 1101 Texas Avenue_
One (1) 24 "x36" copy of the revised final plat;
Thirteen (13) 11 "x17° copies of the revised final plat;
Parkland Dedication in the amount of $27,742.00 must be submitted prior to the
filing of the final plat,
One (1) Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after P &Z and County approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to:

Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally fled with the City of College Station_ Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response

1. FYI ... The water infrastructure must be constructed or surety provided for construction prior
to the final plat being scheduled for a P &Z meeting.
2. FYI ... The construction documents are still under review and may affect the final plat.

PLANNING
1. The legal instrument establishing the Owners Association must provide for a street
maintenance agreement and reserve fund as well as written permission for the City's access
to the subdivision, all of which must be submitted for approval by the City Attorney prior to
the submission of the final plat.
2. As determined with the Preliminary Plan, a Parkland Dedication fee of $1,261.00 per lot will
be required for this project for a total of $27,742.00. These fees will be due before the Final
Plat is filed.
,,/3. Revise the Legend to state "Final Plat Boundary", instead of "Preliminary Plat Boundary".
✓4. Remove all zonings from the plat.
v ,1 5. Revise the Metes and Bounds on sheet 2 to remove one instance of N 29 05' 39 "W for a
distance of 8.54 feet, as it is listed twice. It is listed in the second column, as the call prior to
the descriptive paragraph.
V Add the Certificate of Approval, as part of this tract lies outside the city limits and will need
Brazos County approval.
/7. Add the Certificate of City Engineer.
8. The Certificate of Ownership and Dedication will need the following revisions:
• line 4 should state "are subscribed hereto"
• replace "Owner" with "Owners" under the signature lines.
• The Notary Public statements should be revised so that all statements are to a
singular person (person, whose name, is)
v /9. Revise the Certificate of Surveyor to remove "and /or Engineer" from the title.
„x'10. Revise the Certificate of Planning and Zoning Commission to include a space before "day of
20_" so that a numbered day may be entered.
,P 1. The Certificate of County Clerk will need the following revisions:

• change "Deed Records" to "Official Records" as this was an error in the printed
Unified Development Ordinance

attached are one (1) 24 "x36" copy of the revised Final Plat, thirteen (13) 11 "x 17" copies of the
revised Final Plat, two (2) copies of the Revised Water Report, and two (2) copies of the Revised
Drainage Report. Also included in this submittal are letters of intent for service from BTU and
Wellborn SUD.

1. (Repeat) Sh.1 — Please show and label the street sign locations. The street names and
block numbers need to be labeled, as well.
2. (Repeat) ShA — Label the radius of the apron for Holden Circle at Williams Creek Drive. It
doesn't look like the radius is labeled at the intersection of Holden Circle and Williams Creek
Dr.
3. (Repeat) Sh.8 — Sta. -0 +28: Is there an existing stub -out? Should this be an 8x10 tee?
Please update the water report to account for the 6 -inch waterline between the 8- and
10 -inch waterlines.
4. (Repeat) Please provide letters of intent to provide service from BTU and Wellborn SUD.
Please provide a copy of the "Subdivision Service Agreement" between BTU and the
developer.
5. (Repeat) FYI... Additional Development Permit Fee in the amount of 1% of the total public
infrastructure cost will be required. Based on the cost estimate, the balance due is
$550.42.
