From: Teresa Rogers Sent: Monday, May 20, 2013 8:41 AM To: Adam Falco Subject: RE: Williams Creek Phase 6 Adam, As soon as you can get to it (I'm sure you hear that all the time). I sent it down to y'all because the LIDO says that the City Attorney must review it and the developer called to say that their attorney may have some questions; however, it seems pretty straight forward and I'm hoping it won't be a big time drain for you. I have a few examples that were previously approved if you want to get together and discuss it. Let me know what your schedule looks like. On a side note, I have started drafting the language for the parking ordinances. I hoping to have something more concrete by next week to discuss with you. Let me know if you have time available to meet next week to discuss the language. I only have the following two follow up comments for you: "street lights" need to be added to this list of items owned and maintained by the Association under the Gated Community section. We need a engineering estimate based on a proposed plan for repair and maintenance in determining the amount of the reserve fund. I am attaching a sample letter that was submitted for a previous project, so that you can see what information we need. If you have any questions you may contact me or Erika. The private street is approximately 3,000 feet in length and was constructed with 7" thick reinforced concrete pavement which exceeds the minimum 6" thickness for a public residential street for the City of College Station. The construction to this standard is intended to extend the life of the pavement and reduce future maintenance costs. Section 8.2.V.2.b of the UDO requires a street maintenance reserve fund be established with the estimated maintenance costs for a 2 year period. I have estimated annual maintenance street cost for this street to be $4,000. The reserve fund amount for street maintenance for a 2 year period is $8,000.
