SUBJECT: RANDALL'S UNIVERSITY PARK L1R & 4 (FP- MINOR)
I reviewed the above - mentioned FINAL PLAT - MINOR OR AMENDING application and
determined it to be incomplete. The following is the preliminary list of items needed to complete
the submittal so that staff may conduct a thorough review. Please submit the following
information by 10 a.m. on any Monday for review that week (please note City offices will be
closed on Friday, March 29 th ):
The Title Report provided is not current within 90 days as it is dated in May
2012. Provide an updated Title Report or a Nothing Further Certificate to
accompany the one provided; and
The Title Report states the owner is UIRT Investors, LP while the application
and tax certificate state 615 EUD, LLC is the owner. The updated title report or
Nothing Further Certificate will likely update this but as the owner of the
property is a company, provide proof of authority for the signing individual to
sign the application on behalf of the company.
Please be aware that if this application is not completed before Monday, May 13, 2013, it will
expire and a new application and fees will be necessary to continue the platting process.

indicate a dimension of approximately 126 feet. ROW for a six lane major arterial as per the
Bryan /College Station Unified Guidelines equals 140 feet, for a suburban context. If split
between both sides of University Drive a potential ROW dedication of 7 feet will be required.
2. Tarrow Drive is a four lane minor arterial with a suburban context. Ordinarily a ROW
requirement of 115 feet would be necessary. However because Tarrow Drive is split into a
one way pair in this location sufficient ROW is present. No ROW dedication is necessary.

PLANNING
1. Due to the requirement to provide infrastructure (sidewalks), this project is considered to be
a Replat; an additional application fee of $232 ($932 - $700) will be required.
2. Please provide sidewalks on both Tarrow Street from University Drive to the first driveway to
the subject property and on Arguello Drive between the driveway and Chimney Hill Drive.
3. Please provide a shared parking agreement between lots 1 R and 4.
4. Please provide a note on that plat that states lots 1R and 4 are part of the same building
plot.
5. For consistency, please include the subdivision name and /or lot information for the abutting
parcels:
• College Heights Addition, Block F, Lot 2
• Cooner Addition, Block 5, Lot 8
• Randall's University Park, Lot 3R -2E
• Randall's University Park, Lot 2
6. Please revise the Certificate of Ownership to read as it appears in the UDO:
"I , owner and developer of the land shown on this plat, and designated herein as
Lots 1 R & 4 of the Randall's University Park Subdivision in the City of College Station,
Texas, and whose name is subscribed hereto, hereby dedicate to the use of the public
forever all streets, alleys, parks, greenways, infrastructure, easements, and public
places thereon shown for the purpose and consideration therein expressed. All such
dedications shall be in fee simple unless expressly provided otherwise."
7. Please revise the Notary Public's certificate to remove the '(s)' and 'is /are' where
appropriate.
8. Please update the year in the Notary Public's and County Clerk's certificates to 2013.
9. Please remove the Certificate of City Planner and replace with Certificate of Planning and
Zoning Commission.
10. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff

Response: The access easement will not be location specific. We would like to process
this plat through the P &Z Commission with a condition. The condition would be that
the plat is approved once the parking and access easement is filed for record.

Please note that during the review of this plat, the adjoining property owner, through the sale of
his property, noted an overlap of property ownership between the two lots. To correct this
overlap a quit claim deed was prepared to resolve the property ownership concern. This
overlap is now noted on this plat and the quit claim deed is noted with volume and page.
(Please note these are currently blank because the quit claim deed is currently being signed
and filed).
