RE: High Ridge Subdivision Resubmittal
Dear Bridgette,
First of all, greetings from the other side of the fence. I have not bumped into you in a
while, so maybe this process will get us together again.
Way back in early 2004, we were retained to help Varsity Ford owner Tony Majors
remove some floodplain from some vacant property he owns immediately north of the
dealership. In late 2004 and the first half of 2005 we processed a drainage development
permit, which has been completed.
Starting in the spring of last year, we also submitted a minor plat for the site to include a
significant greenways dedication. This was the High Ridge Subdivision, Case 05 -90, and
made it through the first round of comments when we found we had to wait on the
drainage work.
Since that time, we have processed (with IPS) a rezoning on part of the property (05-
141), and requested (but did not receive) a parking variance from the ZBA.
As of today, the drainage work is complete, the buyer (Ashley Furniture Homefront) is
ready to proceed on the site, so we have multiple submittals getting packaged for the
City.
This first package is the platting process, which should pick up where we left off. Other
than splitting the main original remainder into two parcels, all changes to the plat have
been in response to comments received on the first submittal.

For your planning purposes, we will also be submitting site plan and development permit
applications later this week for the normal review cycle, which will be shortly followed
by Landscape/Irrigation as well as Building plans.
Because this project has been in motion for some time, and has several `moving parts' I
want to again offer to come in and walk through the project if that will help clarify either
the whole process, or any of the individual parts.
