The item before you is a Commercial Replat of the High Ridge Subdivision.
The applicant is requesting a replat from one lot to 3 separate lots, and
currently a site plan is under review for Lot 2A for Ashley Furniture, and 2C
is developed as parking for Varsity Ford. This plat also includes a 1.7 acre
greenway dedication.
Comprehensive Plan Considerations: The Comprehensive Land Use Plan,
identifies this area as Retail Regional. The property has frontage on Earl
Rudder Freeway, a designated Freeway on the City's Thoroughfare Plan.
This area was updated in 2001 with the 30/60 Plan.
This plat is in compliance with City of College Station Subdivision
Regulations.
Item Background: This property was annexed in 1958 and subsequently
zoned R -1. In 1989, the property was rezoned in 1989 in compliance with
the Industrial designation on the Comprehensive Plan. The property was
platted in 1993, and a portion of it was developed as additional parking for
an expansion of the service area at Varsity Ford. This property was
rezoned to C -1 in October of 2005, and currently a site plan is under
review for a portion of the tract.
Staff Recommendations: Staff recommends approval of the - plat.
