SUBJECT: High Ridge - Engineering Documents
Staff reviewed the above - mentioned engineering documents as requested. The following
page is a list of staff review comments detailing items that need to be addressed.
Please address the comments and submit the following information for further staff
review and approval of the plans:
One (1) sets of revised construction documents.

ENGINEERING COMMENTS NO. 1
Project: HIGH RIDGE (FP- REPLAT) — 05- 00500090
ENGINEERING
1. Desired depth of sanitary sewer is 6 feet per the Unified Design Guidelines.
Please adjust depth where possible.
2. The area shown as proposed fill by others will need to be placed with this project
or ductile iron with cement stabilized sand used in areas less than or equal to 3.5
feet. The fill also need to be placed and compacted in lifts.
3. Show proposed PUE on Lot 2B over sanitary sewer line.
4. Provide sheet(s) of details.

SUBJECT: HIGH RIDGE (FP- REPLAT) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by Monday, March 20, 10:00 a.m. to be
placed on the next available Planning and Zoning Commission meeting scheduled for
April 6, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
$300 difference ($600 Replat fee - $300 Minor Plat fee paid 5/31/05)
Two (2) 24 "x36" copies of the revised final plat;
Fifteen (15) 11"x17" copies of the revised final plat;
One (1) Mylar original with the appropriate signatures.

PLANNING
1. This plat meets the requirements for a Replat. Please pay appropriate fee. (repeat
comment)
2. Please correct the Greenway Dedication Certificate. It should state that the
dedication is dedicated in fee simple.

ENGINEERING
1. Provide survey of property showing improvements and public utilities to each lot
(repeat comment).
2. You will need to extend public sewer to each proposed lot. Provide Engineered
construction documents.
3. Provide Minimum Finished Floor Elevation for Lot 2B and 2C.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer pours transformer pad(s) per city specs and design.
5. Developer installs pull boxes & secondary pedestals as per city specs and
design.(pull boxes & secondary pedestals provided by the city).
6. Developer provides digital AutoCAD 2000 or later version of plat and /or site plan
email to gmartinez(cstx.gov .
7. Developer provides load data for project.
8. Developer provides easements for electric infrastructure as installed for electric
lines (including street lights).
9. To discuss any of the above electrical comments, please contact Gilbert Martinez
at 979.764.6255.

3. What is your reasoning for platting the area to be dedicated as greenways as a lot? A
separate lot does not need to be created.
4. Fill request is still being evaluated. Comments will be returned under separate cover.
5. Width of panhandle may not be adequate. Greenways is reviewing dedication area.
