Dear Ms. George:
Below is the summary of the revisions made per the staffs comments.
COMMENT #1: Either separate Phases 9D and 9F or indicate construction
requirements for each phase on construction documents. As
submitted, each phase needs to stand on its own.
ACTION: Notes have been added to the plans on sheets 2, 4, 11, & 12 to
indicate the construction requirements if the phases are separated.
COMMENT #2: Where there is a change in pipe diameter, the soffit of smaller
upstream pipe shall match the soffit of the larger pipes (Inlet 19).
ACTION: The pipe soffits at inlet 19 were not shown correct graphically. They
have been adjusted on the revised set of plans.
COMMENT #3: St. Andrews Drive requires bike lanes in accordance with Bikeways
Master Plan. Please note on construction documents.
ACTION: A 7' bike lane has been added to both sides of the street on the 39'
typical street section on sheet 20.
COMMENT #4: Make sure the low point is graded to drain where St. Andrews Drive
(Sta. 61 +75) meets future Pebble Creek Parkway.
ACTION: An 18 "pipe has been added to the plans in this location to carry water
across St. Andrews Drive.
COMMENT #5: A number of water /sanitary crossings do not specify centering joint of
water pipe on profile.
ACTION: A joint of pipe has been centered on all water and sanitary sewer
crossings.
COMMENT #6: Water Line WA -1 (Sta. 259 +81) should center on S /L.
ACTION: See ACTION for COMMENT #5.
COMMENT #7: Water, Sewer, and Drainage Reports are okay.
ACTION: Duly noted.

Dear Ms. George:
Below is the summary of the revisions made per the staffs comments.
ENGINEERING:
COMMENT #1: Show floodplain boundaries on the Plat, based on FEMA BFE 230.
ACTION: The floodplain has been added to the plat according to FEMA FIRM
Panel 48041CO205 D.
COMMENT #2: Provide finish floor elevations for lots in the Floodplain.
ACTION: No lots in Phase 9D are located in the Floodplain. However, finished
floor elevations for lots along Alum Creek have been added to the
plat.
COMMENT #3: Provide offsite Drainage Easement.
ACTION: The easement document is not yet available. The city will be provided
with a copy once it is ready.
COMMENT #4: Dedicate PUE for 16 -inch sewer line (outside plat boundaries).
ACTION: A 20' PUE is provided for the 16 -inch sewer line through phase 9D on
the plat.
No documentation of an easement currently exists for the remainder
of the sewer line. Pebble Creek Development prefers to dedicate
easements for this line with future plats as development continues to
the west.
COMMENT #5: Add note to plat that driveway access for corner lots on St Andrews
Drive will be to lesser street.
ACTION: General Note #4 has been added to the plat to address this issue.
ELECTRICAL:
Comment #1: Developer installs conduit per city specs and design.
ACTION: Duly noted.
Comment #2: Developer provides 30' of rigid conduit for riser poles.
ACTION: Duly noted.
Comment #3: Developer installs pull boxes and secondary pedestal as per city
specs and design. (Pull boxes and secondary pedestal provided by
the city).
ACTION: Duly noted.
Comment #4: Developer is responsible for the install of 4-4 inch sch 40 conduits for
a proposed electric feeder to be installed along St Andrews Dr.
ACTION: Duly noted.
Comment #5: Developer provides digital AutoCAD 2000 version of plat, email to
bread@cstx.gov.
ACTION: Duly noted.
Comment #6: Developer provides easements for electric infrastructure as installed
for electric lines (including street lights).
ACTION: Duly noted.
Comment #7: Will need a 10' easement along the south side of St Andrews Drive
for proposed underground feeder route.
ACTION: The easement has been added to the plat.
Comment #8: To discuss any of the above electrical comments, please contact
Tony Michalsky @ 979.764.3438.
ACTION: Duly noted.
