PLANNING / ENGINEERING
1. This revised Final Plat will not require review by the Planning & Zoning Commission;
however, an item will be scheduled to advise the Commission of the revised Final Plat
approved by Staff since the previous Final Plat has not yet been filed.
2. Staff acknowledges the street name modifications affecting the cul -de -sac portions, from
"Drive" and "Lane" to "Court".
3. Staff acknowledges modifications to Lots 11 -14 of Block 47, including configuration, size,
and numbering based on the reduction of one lot in Phase 9 -E.
6-! A new 15' PDE & PUE is shown on the east side of Lot 13 in Block 47. If the 5' PUE on the
west side of Lot 14 is being retained it needs to be labeled.
4,4x A 20' PUE & PDE, 15' PDE and 5' PUE are still shown in the adjacent Phase 9 -D. If it was
dedicated by separate instrument, provide volume and page information.
6. Please provide additional easement width along existing 16" sewer line due to depth of line,

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of rigid conduit for riser poles.
3. Developer installs pull boxes and secondary pedestal as per city specs and

4. Developer is responsible for the install of 4 -4 inch sch 40 conduits for a proposed
electric feeder to be installed along St Andrews Dr.
5. Developer provides digital AutoCAD 2000 version of plat and /or site plan
email to bread a(�cstx.gov
10. Developer provides easements for electric infrastructure as installed for electric
lines (including street lights).
7. College Station Utilities will provide an electric design plan for the installation of
electric conduit, streetlighting and for necessary easement to be shown on final
plat.

ENGINEERING
1. Show conflict with water line on Sheet 7. Your response indicated that the only
conflict was on SD -N. The storm sewer crosses the 8" water line at the intersection
of Ballybunion and St Andrews. From Sheet 12, it looks like you may need to center
a joint of storm pipe so that the bell does not encroach in to the 6" vertical
separation.
2. Show conflict with storm sewer (Sheet 13, WA -3). Previous comment.
3. A 2" blow -off is required on 3" water lines per design guidelines.
4. Please revise cost estimate.
5. Easement dedication sheet and supporting docs will need to be submitted for
drainage easement to be assigned. This will not hold up construction plan approval.

Response to Staff Review Comments
Dear Bridgette:
Attached please find two (2) 24" X 36" blueline prints and ten (10) 11" X 17" copies of the above
referenced final, revised per Staff Review comments dated 6/27/2005. The mylarwill be submitted as soon
as possible.
I have the following responses to the PLANNING /ENGINEER comments as follows:
1. No response required.
2. No response required.
3. No. response required.
4. A new 15' P.D.E. & P.U.E. is shown on the east side of Lot 13, Block 47. If the 5' P.U.E. on
the west side of Lot 14 is being retained it needs to be labeled.
The plat shows the easements as intended

ENGINEERING REVIEW
COMMENTS No. 3
1. Off -site easement for water line through Phase F or blanket easement will be
required prior to construction plan approval.
2. Add sidewalk to Cascades Court and to the PAE between Lots 48 and 49 as noted
on Preliminary Plat.
3. Show conflict with storm sewer (SHT 13, WA -3).
4. Show conflict with water line (SHT 7, both profiles).
5. Show conflict with sanitary sewer (SHT 8).
6. The construction plans will be approved to construct Phase 9D only.
7. Plans show previous storm sewer sizes for conflicts (SHT 12, 14).
8. A portion of the 42 -inch storm sewer on Sheet 7 is mislabeled HDPE.
9. The layout of the storm sewer system at the end of Olympic Court in the
construction documents does not match that in the drainage report.
10. Drainage Report - A note is provided that indicates flow is increased 33% for pipes
in excess of 27 inch diameter; however, the numbers don't appear to reflect that in
comparing the unadjusted with adjusted flows columns.
11. Drainage Report - Many of the pipe lengths in Exhibit C do not match the lengths
indicated on the plans.
12. Drainage Report — What do inlets 19A, 19B, 26A, and 26B represent?
13. Drainage Report- Drainage area calculations for Pond Out are not the same as
those provided in the drainage report for Phase 9E. Verify.
14. Provide detention pond design information.
15. If oversized participation is requested it has to be considered by Council before DP
can be issued.

Engineering Review
Comments No. 1
1. Either separate Phases 9D and 9F or indicate construction requirements for
each phase on construction documents. As submitted, each phase needs to
stand on its own.
2. Where there is a change in pipe diameter, the soffit of smaller upstream pipe
shall at least match the soffit of the larger pipe. (Inlet 19)
3. St Andrews Drive requires bike lanes in accordance with Bikeways Master
Plan. Please note on construction documents.
4. Make sure the low point is graded to drain where St Andrews Drive (Sta
61 +75) meets future Pebble Creek Parkway.
5. A number of the water /sanitary crossings do not specify centering joint of
water pipe on profile.
6. Water Line WA -1 — Sta 259 +81 should center on S /L.
7. Water, Sewer and Drainage Reports are okay.

10:00 a.m., your project will be placed on the next Planning and Zoning Commission
meeting scheduled for, Thursday, April 7, 2005, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue, pending City Council approval of the rezoning of a
portion of this property at the special City Council meeting scheduled for Wednesday,
March 30:

SUBJECT: FINAL PLAT for PEBBLE CREEK SUBDIVISION PHASE 9D
Item: Presentation, discussion and possible action on a Final Plat for Pebble
Creek Phase 9D consisting of 49 lots on 22.427 acres generally located in the
vicinity of Cascades Drive, north of the Alum Creek floodplain and west of the
future extension of Pebble Creek Parkway.
Applicant: Pebble Creek Country Club, Inc.
Staff Recommendations: Staff recommends approval of the Final Plat.
Item Summary: This item is for consideration of a Final Plat for Pebble Creek
Phase 9D. This phase is located west of the future extension of Pebble Creek
Parkway, but access will be via Cascades Drive to the north. To the south is the
Alum Creek floodplain within which is a planned bike path to which a pedestrian
access way has been indicated at the end of Cascades Drive.
The Final Plat is in compliance with the approved Preliminary Plat.
Comprehensive Plan Considerations:
Land Use Plan: Single - family Residential (low and medium density). The plat
shows gross density of 2.18 dwelling units per acre.
Thoroughfare Plan: St. Andrews Drive is classified as a Minor Collector which
connects to the future extension of Pebble Creek Parkway.
Parkland Dedication: Dedication requirements for Pebble Creek have been
satisfied.
Budgetary & Financial Summary: Although this phase is adjacent to the future
extension of Pebble Creek Parkway, this is off -site being that the land for the
future corridor is owned by the City of College Station.
