This rezoninq encompasses the property that is currently developed as the Meridian Apartments. These
apartments have been in existence for more than 20 years and the underlying zoning has always been C -1,
General Commercial and R -1, Single Family Residential. This request is intended to change the underlvinq
zoning to R -6, Residential Attached to conform to the existing development on the property.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
The Land Use Plan shows this property as Residential Attached and a small portion as Single Family
Residential High Density. The rezoning request and the current development is certainly in compliance with
the Residential Attached portion of the Land Use Plan. It is not in compliance with the Single Family
Residential High Density, but it appears that the Single Family Residential High Density should have only been
across Wolf Pen Creek from this property. It doesn't make sense to have a portion of this property planned for
residential attached and another portion for single family high density when you recognize the creek location
and the acreage of the property that is developable. There would not be enough room to develop both types
of land use on approximately 3 acres.
3.) List any other reasons to support this zone change.
This zone change is simply being requested to bring the zoning of the property in line with the current
development that is existing on the property.
