June 23, 2005 Regular Agenda Item # Callaway House Parking Lot Rezoning To: Tom Brymer, City Manager From: Joseph Dunn, AICP, Director of Planning & Development Services Agenda Caption: Public hearing, presentation, discussion, and possible action on a rezoning request for Lot 1 of the Callaway House Parking Subdivision, generally located along the east side of Marion Pugh Drive, approximately 200 -feet south of the intersection with George Bush Drive, from C -1 General Commercial to R -6 High Density Multi - Family. Recommendation(s): This request was heard by the Planning & Zoning Commission at their June 22, 2005 meeting. Their recommendation will be presented to the Council during the staff presentation. Staff recommends approval of this request. Summary: The subject property is currently developed as an overflow parking lot for the Callaway House dormitory that is located across Marion Pugh Drive. The application indicates that the parking lot may continue to be used as overflow parking for the Callaway House dormitory or may be used as off - street parking for the future multi - family development of the adjacent property to the south. To be used as parking for any future multi - family development, the zoning of the property must list multi - family housing as a permitted use. Multi- family housing is not a permitted use in the current C -1 General Commercial zoning district. The Land Use Plan designates this property as Residential Attached, therefore the rezoning request is in compliance with the Land Use Plan. The location of the rezoning request is also supported by the City's development policies which attempt to locate multi - family in close proximity to Texas A &M University.
