The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by any Monday at 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting held in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24 "x36" copy of the revised final plat; Thirteen (13) 11"x17" copies of the revised final plat (IF GOING TO P &Z); New certified tax certificates submitted prior to the filing of the final plat; One (1) copy of the digital file of the final plat on diskette or e -mail to pdsdigitalsubmittal(a)-cstx.gov and The Mylar original of the revised final plat with the owner and County Judge's signatures (will be required after the County's approval). Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Revise the Final Plat Application on page 3 to include the changes in lot configuration for Lots 20A and 20B, Block 8 and also the removal of one lot from Block 14. As part of this revision, include the reason for the change in lot configuration. 2. Please provide a copy of the restrictive covenants recorded in volume 10303, page 224. They are listed in the Title Policy and must be reviewed for conflicts with the final plat. 3. Verify the common areas are numbered correctly. Currently, there are two areas listed as Common Area No. 15. It appears the common area located along the back of Block 8 was previously listed as Common Area No. 14 on the Preliminary Plan. 4. Add a note to the final plat stating the following: There will be no driveway access to corner lots from side streets. 5. Revise the Certificate of Ownership and Dedication with the following modifications: a. Label Certificate of Ownership and Dedication as a heading above the certification b. List the subdivision name as one word "Meadowcreek ". Currently, it is listed as "Meadow Creek ". c. Revise below the signature line to list "Owner" not "President ". d. Remove all references to multiple persons (person(s), name(s), is /are he /they) in the notary certification. 6. Remove "(for ETJ Plats)" from the Certificate of Approval. 7. Revise the Certificate of Planning and Zoning Commission to include a space for the day that will be filled in by the Planning and Zoning Commission Chairman. 8. Revise the Certificate of the County Clerk to state "Official Records" instead of "Deed Records ", as this is a misprint in the Unified Development Ordinance. 9. Please note that you, the applicant, are responsible for scheduling the plat for consideration by the County Commissioner's Court and for getting the County Judge's signature on the Mylar after they approve the plat. 10. Revise the Final Plat Application on page 3 to include the changes in lot configuration for Lots 20A and 20B, Block 8 and also the removal of one lot from Block 14. Common area 16 was changed so that the channels can be accessed from the end of the cul -de -sacs. At the request of the county the acreage of the Common Areas was added to the Plat. 4. Add a note to the final plat stating the following: There will be no driveway access to corner lots from side streets. Note 17 was added to the Final Plat. Note 17 from the previous versions was added to note 13 at the request of Brazos County. 5. Revise the Certificate of Ownership and Dedication with the following modifications: ` 'a.
