Preliminary Plat:
The initial Preliminary Plat was approved by the Commission on
December 2, 2004. A revised Preliminary Plat was approved on
November 20, 2008 that combined Phases 4 & 5 into Phase 4,
renumbered Phase 6 as Phase 5, reduced the number of lots in
these phases from 169 to 147, and added a detention pond
common area. On March 5, 2009, a revised Preliminary Plat was
approved which divided Phase 4 into Phase 4A & 4B. The
proposed Final Plat has combined Lot 20 and a portion of
Common Area 16 to create Lots 20A & 20B. Common Area No.
15 and a Private Drainage Easement were created at the end of
Carriker Court and Sagewood Court that resulted in the loss of Lot
11, Block 14.
Site Development:
Vacant. Fifty -nine residential lots are proposed, averaging 5,700
square feet in size.
COMMENTS
Parkland Dedication Fees: This subdivision began before parkland dedication was required in
the ETJ so no parkland dedication is required.
Greenways: The development is located in the ETJ and no greenway
dedication is required or proposed.
Pedestrian Connectivity: The development is located in the ETJ and no pedestrian facilities
are required or proposed.
Bicycle Connectivity: The development is located in the ETJ and no specific facilities for
bicycle connectivity are required or proposed.
Impact Fees: N/A
REVIEW CRITERIA
Compliance with Subdivision Regulations: The proposed Final Plat is in compliance with
the approved Preliminary Plat for the Meadowcreek Subdivision, and is in compliance with
Subdivision Regulations that were in effect at the time the initial Preliminary Plat was approved.
STAFF RECOMMENDATIONS
Staff recommends approval of the Final Plat.
