Fourteen residential lots are proposed, ranging from 1.04 acres to 1.56 acres. COMMENTS Parkland Dedication Fees: This development was approved as a Master Plan in the ETJ prior to parkland dedication requirements being applicable in the ETJ. Therefore, no parkland dedication is required. Greenways: The development is located in the ETJ and no greenway dedication is required. Pedestrian Connectivity: The development is located in the ETJ and streets are rural in context, therefore, no sidewalks are required. Bicycle Connectivity: The development is located in the ETJ and no specific facilities for bicycle connectivity are required. Impact Fees: N/A REVIEW CRITERIA Compliance with Subdivision Regulations: This Final Plat is in compliance with the Subdivision Regulations contained in the Unified Development Ordinance, as well as the approved Preliminary Plat.
